About The Position

The Director, Office Portfolio and Capital Projects is responsible for leading and delivering complex real estate and capital initiatives across the company’s corporate and regional office portfolio. This role combines strategic portfolio leadership with hands-on accountability for multi-site capital programs, commercial deal execution, and the performance of external vendors and service partners supporting office relocations, renovations, consolidations, and closures. Operating with a high degree of autonomy, the Director, Office Portfolio and Capital Projects owns assigned office portfolios and capital initiatives, providing data-driven analysis, risk management, and execution oversight to ensure projects are delivered on time, on budget, and in alignment with business objectives. The role serves as a key thought partner to senior leadership on office portfolio strategy and optimization, capital investment decisions, and long range planning as the company continues to evolve its corporate footprint, workforce model, and capital priorities. This role is critical in ensuring the office portfolio remains cost effective and aligned to the strategic vision of the company. This position requires strong enterprise judgment, financial and commercial acumen, and the ability to influence cross-functionally in a complex, fast-changing environment. The Director, Office Portfolio and Capital Projects, reports to the GVP of Office Corporate Properties.

Requirements

  • This role requires seasoned judgment, the ability to operate independently at a senior level, and comfort influencing decisions in a complex corporate environment.
  • Bachelor’s degree in Engineering, Architecture, Construction Management, Project Management, Real Estate, Finance, or a related discipline, with 10+ years of progressive experience leading corporate office or industrial capital projects.
  • Proven experience managing complex, multi site office capital projects across multiple geographic regions within the United States.
  • Demonstrated expertise in corporate office portfolio optimization, including lease strategy, consolidations, relocations, and long term capacity planning.
  • Experience supporting corporate headquarters and regional office environments within large, multi site organizations.
  • Ability to translate workforce, business, and financial strategies into actionable real estate and capital plans.
  • Strong financial judgment with experience developing and validating business cases, including ROI, payback, and cost avoidance analyses.
  • Demonstrated ability to anticipate lease risks and proactively develops exit, renewal, and renegotiation strategies.
  • Experience establishing and enforcing clear project scopes, schedules, governance frameworks, and cost controls.
  • Proven track record of leading and holding accountability across architects, engineers, contractors, brokers, and consultants.
  • Deep understanding of risk identification and mitigation, including lease risk, project risk, and operational impact.
  • Demonstrated ability to build and validate business cases (ROI, payback, cost avoidance).
  • Strong analytical capability, including maintaining accurate portfolio data, dashboards, and executive reporting to inform decision making.
  • Ability to synthesize complex information into clear, concise, and actionable insights for senior leadership.
  • Demonstrated ability to develop creative solution options that may be outside of what is currently considered normal.
  • Strong communication skills, with the ability to engage effectively with executive leadership, cross functional partners, and external stakeholders.
  • Exposure to executive level or board level reporting related to capital investment, portfolio strategy, or corporate real estate.
  • Experience leveraging portfolio management systems, financial models, dashboards, and collaboration tools to support data driven real estate and capital decisions.
  • Outstanding communication skills both verbal and written.
  • High degree of professionalism, discretion, and sound judgment when handling confidential or sensitive matters.
  • Demonstrated ability to work independently, make decisions with ambiguous or incomplete information, and manage multiple priorities simultaneously.
  • Willingness and ability to travel as required to support portfolio and project needs.
  • Ability to handle multiple tasks simultaneously, prioritize these tasks, and follow through to ensure timely results.
  • Excellent organizational and leadership skills.
  • Good interpersonal skills with the ability to communicate at all levels up to the executive management team and external resources.
  • Proven experience overseeing project safety programs, ensuring contractor compliance with hot work permits, contractor control processes, PPE requirements, and lockout/tagout procedures, with all safety plans presented and validated prior to project commencement; strong “Free From Harm” safety experience.
  • Take accountability for administering and coordinating the workload within the region.
  • Proficiency with Microsoft Office Suite, specifically Excel, Word, and Project.

Responsibilities

  • Lead and influence office site selection, relocations, consolidations, and lease strategy decisions in partnership with executive leadership and key stakeholders.
  • Conduct due diligence, market assessments, and site evaluations.
  • Negotiate deals and manage outside brokers to achieve optimal results.
  • Develop office portfolio metrics aligned to Property Development and corporate cost and performance targets.
  • Own assigned regional and corporate office portfolios and drive optimization initiatives.
  • Develop forward looking portfolio strategies that balance cost efficiency, operational flexibility, and long term business needs.
  • Provide executive level oversight and accountability for complex office capital programs across multiple regions.
  • Oversee the successful delivery of office renovations, relocations, expansions, and closures, ensuring projects meet approved scope, schedule, budget, and quality expectations.
  • Proactively identify, assess, and mitigate project risks to protect business continuity, associate safety, and capital objectives.
  • Manage architects, engineers, contractors, and consultants.
  • Accountable for projects delivered on time, on budget, and to corporate standards.
  • Ensure full project close-out including billing, permits, inspections, and documentation.
  • Integrate sustainability, energy efficiency, and long term operating cost considerations into office capital planning and project delivery, as appropriate for a public company environment.
  • Coordinate all aspects of the project with internal departments to ensure project delivery and completion.
  • Manage project to create minimal disruption to ongoing business activities in the facilities.
  • Accountable for vendor compliance with insurance, licensing, and contractual requirements.
  • Serve as a key provider of data driven insights to support executive decision making on real estate and capital investments.
  • Provide financial and non-financial analysis supporting real estate and capital decisions.
  • Own and present portfolio dashboards, analysis, and insights for quarterly operating reviews and senior leadership discussions.
  • Track capital ROI, cost per seat, utilization, and forecast accuracy.
  • Maintain vendor performance metrics and scorecards.
  • Accountable for compliance of all office real estate and capital projects with applicable building codes, ADA, life safety, environmental regulations, and corporate governance standards, in partnership with Legal, Risk, and EH&S teams.
  • Ensure vendor compliance with insurance, licensing, and contractual requirements.
  • This role requires strong individual leadership, cross functional influence, and enterprise level business judgment.
  • Maintain enterprise visibility into assigned projects and proactively escalate risks, tradeoffs, and recommendations to leadership.
  • Provide leadership oversight during critical project milestones, including outside standard business hours when necessary.
  • Represent Corporate Properties in cross functional discussions related to office strategy, capital planning, and operational alignment.
  • Maintain detailed knowledge of all assigned projects and schedules.
  • Develop & Maintain department standards regarding project files and other forms of department communication.
  • Advise on maintaining and updating departmental project standards and SOP’s for all aspects of project management and facility upgrades.
  • Corporate office occupancy costs maintained within acceptable targets.
  • Reliable delivery of capital projects that meet budget, schedule, and governance expectations without earnings or operations disruption.
