About The Position

Brewtopia is hiring a full-time, exempt Director of Real Estate to lead high-velocity real estate expansion. The position is based in Southfield, Michigan, with a hybrid work arrangement. The director will build and execute a real estate pipeline that supports the company’s expansion goals, identifying and securing prime drive-thru locations through ground leases and land purchases. The role owns deals from site identification through lease execution and is evaluated on pipeline depth, deal velocity, site quality, and execution consistency. The director is expected to maintain an actionable 18-month rolling pipeline across key territories and deliver more than 40 new sites annually. The role includes negotiating leases and deal terms that protect the enterprise, building productive relationships with brokers, landlords, and developers, and coordinating with internal teams to resolve issues and ensure clean handoffs. Performance bonuses are tied to individual and company KPIs.

Requirements

5–10+ years of QSR or multi-unit real estate experience.
Proven track record delivering high-volume, multi-market pipelines.
Strong negotiation skills and financial acumen.
Ability to operate independently and build momentum in new markets.
Comfort working directly with founders and executive leadership.

Responsibilities

Maintain an 18-month rolling real estate pipeline across key territories.
Identify and prioritize drive-thru-friendly, pad-ready, high-visibility, high-traffic sites that can progress quickly from identification to opening.
Identify, secure, and negotiate prime drive-thru locations, including ground leases and land purchases.
Secure 40 or more new sites per year and move opportunities from site identification through LOI to executed lease within targeted timelines.
Ensure deal points meet real estate committee standards and site economics remain within approved occupancy cost targets.
Own deals through lease execution and negotiate, sign, and manage leases on terms that protect the enterprise from risk.
Build and manage a trusted broker network with defined KPIs.
Develop landlord and developer relationships to unlock off-market opportunities.
Represent Brewtopia with urgency, confidence, and professionalism.
Work cross-functionally with the Entitlement Team, Legal, Operations, and other departments.
Provide accurate weekly pipeline updates with KPI tracking.
Submit complete and accurate site approval packages and supplemental analyses to the Real Estate Committee, aiming for approval on first submission with minimal rework.
