Director of Real Estate

Metro Vein Centers•New York, NY
•$130,000 - $190,000

About The Position

Metro Vein Centers is hiring its first dedicated real estate professional to own the full real estate lifecycle, from market selection and site sourcing through letters of intent, lease negotiation, and ongoing portfolio management. The company currently opens about 20 clinics annually and plans to grow to 30. This builder’s role will establish how the real estate function operates in a lean organization, working with the CEO, VP of Business Development, Board, brokers, and internal project management, legal, finance, recruiting, revenue cycle, and clinic development partners. The role has no initial direct reports. The Director partners closely with the Director of Clinic Development & Facilities, who manages sites from lease signature through construction and opening. The role reports to the VP of Business Development. The position includes evaluating new markets and opportunities for additional clinics in existing markets; building the market model, scoring process, and site criteria; managing brokers and the site pipeline; negotiating leases and related terms; and managing the lease portfolio, renewals, exits, and footprint optimization. The Director will report pipeline, cycle times, and lease economics to leadership and the Board, and will travel to tour markets and sites. The hiring process includes a phone screening, a formal hour-long interview, and a case study evaluating a prospective market and specific site. Candidates may use AI tools during the case study but must explain their work and validation of AI output.

Requirements

  • Bachelor's degree.
  • 5 to 7+ years of commercial real estate experience, with direct ownership of site selection and lease negotiation for a multi-site operator.
  • Track record of closing sites at volume, including personally running a pipeline of 15 or more locations per year.
  • Fluency in lease economics, including tenant improvement allowances, base rent and escalations, CAM, options, delivery conditions, and landlord work letters.
  • Strong analytical skills and ability to build market models independently.
  • Excellent written and verbal communication skills, including the ability to present and defend site recommendations to a CEO and Board.
  • Demonstrated proficiency with AI tools, including use of large language models and AI-assisted tooling in day-to-day work, with examples and an ability to explain how outputs are checked and validated.
  • Ability to operate without a team and work through brokers, counsel, and internal partners.
  • Willingness to travel to tour markets and sites.
  • Applicants must be authorized to work in the U.S.

Nice To Haves

  • Healthcare real estate experience, or experience with another regulated multi-site operator such as dental, veterinary, urgent care, dialysis, or physical therapy.
  • Experience establishing a real estate function rather than joining an established one.
  • Tenant representation background or brokerage-side experience.
  • Experience with GIS, site-scoring, or trade-area tools such as Buxton, Placer.ai, Esri, or CoStar.
  • Experience with a national tenant-representation relationship at scale.

Responsibilities

  • Analyze and rank new metro opportunities using demographics, payer landscape, competitive density, and labor supply; recommend expansion markets and defend recommendations to leadership and the Board.
  • Assess opportunities to densify existing markets, determining whether additional clinics would increase revenue and EBITDA rather than divide existing business.
  • Build and maintain the market scoring model and site criteria.
  • Source and virtually tour sites, manage the broker network, and maintain a pipeline sufficient to support 30 clinic openings per year.
  • Negotiate letters of intent, leases, and related documents, including commencement terms, tenant improvement reimbursement, move-in allowances, options, and renewal rights.
  • Document delivery conditions, tenant improvement allowances, and landlord obligations when handing signed sites to Clinic Development.
  • Manage the lease portfolio, including critical dates, option notice deadlines, renewals, estoppels, and CAM reconciliations.
  • Analyze clinic square footage relative to productivity and recommend expansion, contraction, subleasing, or relocation.
  • Lead lease termination, assignment, and subleasing when a site closes or moves.
  • Coordinate with Recruiting to align market selection with physician supply.
  • Coordinate with Revenue Cycle to evaluate payer access in prospective markets before committing to them.
  • Report pipeline, cycle times, and lease economics to leadership and the Board.
  • Travel to tour markets and sites.

Benefits

  • Comprehensive benefits package.
  • Flexible paid time off.
  • 401K.
  • 15% yearly performance bonus.
