About The Position

The Director of Purchasing is responsible for the management of the Purchasing Department including supervising product and lot budgets, contracts, custom options, and scopes of work. This role involves direct involvement with price negotiations, driving cost savings initiatives, and maintaining master agreements. The Director will also participate in regional and corporate purchasing meetings, oversee budget estimates for new products and neighborhoods, and ensure competitive market costs and labor/material demands are met. Additionally, the position requires coordination of specification and start meetings, precontracting activities, and the maintenance of purchasing information on SharePoint. The role emphasizes promoting best practices to limit legal and financial exposure, migrating purchasing processes, and ensuring departmental efficiency and cost control. The Director will also supervise lot simulations, reserve reviews, track commodity pricing, manage material pricing opportunities, and process problem invoices. The position requires representing the company professionally, adhering to safety standards, and promoting the company's mission, vision, and values.

Requirements

  • College degree required
  • Strong purchasing experience required
  • Strong systems and technology orientation
  • Exceptional MS Office skills

Responsibilities

  • Management of the Purchasing Department to include supervision of product and lot budgets; contracts; custom options; and scope of work coordination with the Corp. Purchasing Team
  • Oversee base house, and elevation and included option budget estimates for new products (houses) and new neighborhoods as well as Feasibility Studies
  • Direct involvement with price negotiations and driving cost savings initiatives
  • Responsible for maintenance of Master Agreements including Exhibits, Scopes of Work, correspondence and other miscellaneous information
  • Participate in Regional and Corporate Purchasing Meetings & Special Projects and assist with Training Topics Across Stanley Martin Homebuilder Divisions
  • Maintain the contracted database for base house, elevation and option costs for neighborhoods in HB1
  • Coordinate with Corp. Purchasing to maintain competitive market costs and labor/material demands
  • Ensure neighborhood specification meeting and final neighborhood start meetings are completed successfully in advance of open for sale
  • Conduct Precontracting meetings and ensure precontracting activities are completed prior to bidding new neighborhoods.
  • Review Trade Partner Bid Award Recommendations (prepared by Purchasing Team) for approval
  • Direct the maintenance of all purchasing information on SharePoint
  • Ensure and promote “Best Practice Operating Procedures” to limit legal and financial exposure
  • Migrate purchasing from a subcontractor/vendor quotes basis hereto called “Turnkey” to a Unit Price basis
  • Maintain department systems, core process and procedures to provide efficiency and minimize cost variance
  • Conduct departmental (weekly) meeting to review current workload and prioritize projects
  • Ensure distribution and ratification of Master Agreements through HB1
  • Participate in Prototype Walks for new plans and oversee contracting maintenance for new or redrawn house types
  • Supervise Lot Simulations as well as Monthly and Quarterly Reserves Reviews
  • Track Commodity Pricing Trends and Manage Material Pricing Opportunities and Supply Challenges
  • Process problem invoices as required
  • Aggressively secure Model Home Rebates from Trade Partners
  • Complete all other duties as assigned by manager
  • Represent the company professionally in all internal and external interactions and communications
