About The Position

The Director of Property Operations is responsible for effectively managing the overall operations and maintenance of the facilities of the resort. This role involves managing staff, creating property-wide cost efficiencies, and directly overseeing the evaluation, monitoring, and maintenance of existing facilities, as well as making necessary repairs throughout the resort. The Director of Property Operations also holds a seat on the Executive Committee and collaborates with other executive team members to achieve the hotel's performance and financial goals. This position requires establishing and managing annual objectives for the Property Operations department to support these goals.

Requirements

  • Effectively managing the overall operations and maintenance of the facilities of the resort.
  • Managing the staff and creating property-wide cost efficiencies.
  • Evaluating, monitoring, and maintaining existing facilities.
  • Making necessary repairs within the entire resort as needed.
  • Building and maintaining relationships with vendors, contractors, and county/town officials.
  • Maintaining compliance with all zoning rules and regulations.
  • Conducting daily inspections of facilities, grounds, HVAC, electrical, and plumbing.
  • Providing comprehensive written updates on projects.
  • Implementing preventative maintenance plans and checklists for facilities, equipment, and rooms.
  • Implementing and executing the routine schedule of testing fire systems, sewage treatment and pumping systems.
  • Ordering and managing the inventory of maintenance supplies, parts and equipment to ensure ongoing operations.
  • Reviewing all work orders to determine reoccurring issues, analyzing costs and determining strategies for cost savings.
  • Ensuring that engineering personnel have received the necessary training on all corporate maintenance policies and OSHA rules.
  • Holding a seat on the Executive Committee.
  • Working closely with Executive Committee members in achieving the hotel’s performance and financial goals and objectives.
  • Establishing and managing annual objectives for the Property Operations department in support of the hotel’s performance and financial goals and objectives.
  • Following all company and safety and security policies and procedures.
  • Completing safety training and certifications.
  • Having a thorough understanding of OSHA rules and regulations.
  • Ensuring uniform and personal appearance are clean and professional.
  • Maintaining confidentiality of proprietary information.
  • Protecting company assets.
  • Welcoming and acknowledging all guests according to company standards.
  • Performing guest room plumbing maintenance: plunging toilets, unclogging drains, repairing all types of plumbing hardware.
  • Performing public area plumbing maintenance: plunging toilets, unclogging drains, repairing all types of plumbing hardware.
  • Observing energy and utilities usage in the hotel and on the grounds.
  • Looking for ways to conserve energy and reporting any ideas to Engineering Management.
  • Cleaning, lubricating, protecting, and otherwise maintaining all tools and equipment in the hotel.
  • Ensuring all tools used are returned to the shop and secured in proper storage area.
  • Protecting and otherwise maintaining assigned tool pouch and its tools.
  • Being available for any emergencies and acting in an engineering capacity to protect guests and associates and preserve the building and its systems during the emergency.
  • Acting quickly and responsibly to return the building to its normal operating status.
  • Informing Engineering Management of any such emergencies.
  • Striving to work in an accident-free manner and creating a safe work environment for others.
  • Continuously looking for conditions which may endanger associates or guests of the hotel and taking immediate action to correct any hazardous conditions found.
  • Reading, logging, tracking and interpreting readings from meters, gauges, and other measuring units.
  • Maintaining a thorough log of each day’s activities and problems that occur and ensuring this information is passed on to other shifts.
  • Cleaning all engineering areas as directed by Engineering Management.
  • Working in a neat and efficient manner, keeping work areas clean and well organized.
  • Serving as otherwise directed or needed to help maintain the effective and efficient operation of the hotel.
  • Completing all work assigned in a safe and professional manner.
  • Maintaining communications with supervisors to ensure that all needed materials, tools, and supplies are available or on order.
  • Following up on any items that may be on back order.
  • Keeping supervisor updated on assignments.
  • Providing training and technical advice to other engineers as needed or requested.
  • Conducting room plumbing preventative maintenance on all hotel rooms, buildings, and equipment.
  • Assisting with picking up trash in the parking lot.
  • Assisting guests as needed.
  • Assisting with security and safety checks for the property through visual checks.
  • Assisting in safety and maintenance by tracking items in KnowCross for relevant department.
  • Supervising a team of up to 12 crew members including Assistant Director, two Supervisors, HVAC technician, Preventive Maintenance Technician, Maintenance Technicians, Carpenter/Furniture Finisher, Property Operations Office Coordinator.
