About The Position

We are a growing owner-operator multifamily company managing a diverse apartment portfolio across multiple markets. Our organization is highly focused on operational excellence, accountability, leadership development, resident experience, and long-term asset performance. We are seeking a highly driven, strategic, and operationally strong Director of Property Management to lead regional operations, develop high-performing teams, improve portfolio performance, and help scale our organization for continued growth. We are looking for someone who thrives in fast-paced environments, embraces accountability, drives operational improvement, and can lead teams through growth and change. The Director of Property Management will oversee operational performance across a multifamily portfolio and provide leadership to District Managers and onsite teams. This role is responsible for driving occupancy, delinquency control, financial performance, team development, operational consistency, resident satisfaction, and portfolio-wide execution. This position works closely with the Vice President of Asset Management to execute company initiatives, improve portfolio performance, implement operational strategies, support acquisitions and stabilization efforts, and ensure alignment between property operations and ownership objectives. The ideal candidate is both strategic and hands-on. Someone who can analyze data, solve operational problems, coach leaders, implement systems, and hold teams accountable while maintaining strong culture and professionalism.

Requirements

  • 5+ years of multifamily property management leadership experience
  • Experience overseeing multiple properties and teams
  • Strong financial and operational acumen
  • Proven ability to improve occupancy, collections, and overall property performance
  • Experience leading Regional Managers, District Managers, or large onsite teams
  • Strong understanding of multifamily KPIs and operational reporting

Nice To Haves

  • Experience in owner-operated multifamily environments
  • Value-add and asset stabilization experience preferred
  • Experience implementing operational systems/process improvements
  • Knowledge of AppFolio or similar property management software
  • CAM, CPM, ARM, or related certifications are a plus

Responsibilities

  • Lead and oversee day-to-day operations of a multifamily portfolio
  • Drive occupancy, collections, resident retention, and NOI performance
  • Ensure operational consistency across all properties and markets
  • Identify operational deficiencies and implement scalable solutions
  • Develop and enforce company policies, SOPs, and accountability standards
  • Conduct regular property and team performance reviews
  • Partner with onsite and regional leadership to improve operational execution and property performance
  • Work directly with the VP of Asset Management on portfolio strategy and operational initiatives
  • Assist in executing asset performance strategies focused on occupancy, NOI growth, expense control, and resident retention
  • Support operational due diligence, property transitions, acquisitions, and stabilization efforts
  • Collaborate on KPI reporting, operational audits, and accountability initiatives
  • Assist with implementation of new systems, technology, training programs, and operational processes
  • Provide operational insight and field-level feedback to support ownership and executive decision-making
  • Partner on budgeting, forecasting, CapEx coordination, and performance improvement initiatives
  • Analyze property financials, KPIs, budgets, and forecasting
  • Monitor delinquency, bad debt, concessions, turnover costs, and expenses
  • Partner with ownership, accounting, and asset management teams on budgeting and performance initiatives
  • Drive revenue growth while controlling operational expenses
  • Assist with asset stabilization and value-add execution strategies
  • Directly oversee District Managers
  • Coach, mentor, and develop high-performing leaders
  • Build an accountability-focused culture across the organization
  • Assist with recruiting, interviewing, onboarding, and succession planning
  • Lead performance management, corrective action, and team development initiatives
  • Improve operational workflows and reporting systems
  • Drive adoption of property management technology and reporting tools
  • Implement operational audits and performance tracking systems
  • Ensure compliance with company standards, Fair Housing laws, and applicable regulations
  • Promote exceptional resident service standards
  • Support reputation management and resident retention initiatives
  • Assist teams with escalated resident concerns and complex situations
