About The Position

We are conducting a search for a respected, family-owned homebuilder with deep roots in the Northern California market. This builder is known for delivering high-quality homes, strong customer relationships, and thoughtfully designed communities. We are seeking an experienced Director of New Home Sales & Marketing to lead community sales operations, develop and coach a high-performing sales team, oversee project-level marketing initiatives, and help drive an exceptional homebuyer experience from first visit through close of escrow. This is an ideal opportunity for a hands-on “player/coach” leader who thrives in a collaborative, entrepreneurial environment and enjoys being actively involved in both strategy and execution.

Requirements

  • Active California Real Estate License required
  • 3+ years of leadership experience in new home sales, homebuilding, or residential real estate sales management
  • Strong understanding of new construction sales processes, escrow coordination, and buyer experience management
  • Proven ability to coach and lead sales teams while remaining hands-on in daily operations
  • Experience with CRM systems, reporting tools, and lead management processes
  • Strong communication, emotional intelligence, and relationship-building skills
  • Comfortable working in a lean, collaborative environment where flexibility and teamwork are highly valued
  • Ability to balance initiative and independent thinking with strong alignment to company leadership and direction

Responsibilities

  • Lead & Develop the Sales Team: Hire, train, coach, and develop Sales Associates and Sales Hosts across multiple new home communities. Conduct regular team meetings and one-on-one coaching focused on conversion, customer experience, and sales performance. Establish accountability around CRM usage, lead management, follow-up standards, and reporting. Support the team in overcoming obstacles, improving close rates, and maintaining strong customer relationships. Foster a positive, team-oriented culture built on communication, professionalism, and accountability.
  • Drive Community Sales & Marketing Strategy: Develop and execute community-level sales and marketing initiatives to increase traffic and drive absorption. Partner with internal marketing resources on digital campaigns, signage, collateral, incentives, website updates, and promotional strategies. Monitor community traffic, conversion metrics, pricing strategies, and buyer trends. Conduct regular competitive market analysis, including builder pricing, incentives, inventory, and positioning. Build and maintain relationships with local Realtors, lenders, escrow partners, and industry professionals.
  • Oversee Buyer Experience & Transactions: Support the sales team throughout the entire buyer journey from initial inquiry through closing. Review purchase agreements, addendums, and transaction documentation for accuracy and completeness. Coordinate with lenders, title, escrow, construction, and internal departments to ensure smooth transactions. Maintain organized transaction files and assist with appraiser coordination as needed.
  • Design Center Leadership: Oversee the Design Center Manager and support alignment between design selections, construction timelines, and sales objectives. Monitor upgrade and option revenue performance. Collaborate on model merchandising, community presentation, and buyer experience enhancements.
  • Leadership & Reporting: Provide regular reporting on sales pipeline, traffic, market trends, and community performance. Participate in leadership meetings and contribute to strategic planning discussions. Identify opportunities for operational improvement and sales growth across communities.

Benefits

  • Base salary approximately $100,000 – $150,000 DOE
  • Performance-based bonus opportunity with total compensation potential up to ~$175,000
