About The Position

Keystone Pacific Property Management, LLC is seeking a Director of New Development Operations to join their team. This role is responsible for all aspects of new development support operations, including escrow, billing, launch process, community tracking, and developer services. The Director will work with property managers, general managers, property developers, and third-party service providers on phasing communities, and will take a lead role in operations surrounding builders and developers. This position involves building and managing teams effectively and developing new development strategy under the direction of the Vice President of New Project Development.   • Minimum of two years of direct new development experience.
  • Minimum two years of supervisory experience.
  • High School Diploma or GED required.

Responsibilities

  • Supervise, coach, and develop New Development Escrow Team and New Development Community Launch Team to ensure quality and timely service.
  • Monitor team performance, conduct evaluations, provide regular feedback, and manage disciplinary actions as needed.
  • Lead recruitment, onboarding, and training of new team members.
  • Ensure compliance with company policies, HR guidelines, and labor laws.
  • Promote a positive, collaborative team environment and uphold company values, standards and Moments that Matter initiatives and behaviors.
  • Ensure correct and timely developer billing and new phase annexation in accordance with Keystone and industry standards.
  • Coordinate with Director of New Project Development to provide support for new development management team.
  • Provide support to management and accounting teams in regards to developing/phasing communities.
  • Work with staff to maintain an accurate and timely bond release program.
  • Provide point of contact for builder/developer clients.
  • Oversee staff to ensure new development projects are properly set up in anticipation of first closing. This includes document collection and distribution; bond release preparation, tracking and reporting; and initiating billing controls.
  • Participate in forward planning meetings to structure new communities and amenities.
  • Review and assist with development of governing documents, rules, and architectural guidelines, homeowner onboarding.
  • Coordinate new community setup, including forms, banking, document collection, and administrative approvals.
  • Oversee sub-metering setups, maintenance plan reviews, and full vendor bidding and selection processes.
  • Ensure common area turnovers follow company policy and are well-documented.
  • Ensure CINC set up, architectural tracking and on-call sheets are prepared for the Community Manager and Corporate team.
  • Play key role in developing strategy regarding regionalization of new development operations.
  • Coordinate new development operations between corporate office and regional offices.
  • Oversee new development operations in regional offices to support regional management teams.
  • Ensure consistent client experience from new development team regardless of region.
  • Identify and pursue potential new developer clients.
  • Attend industry events and presentations (BIA, CAI, IREM, CACM) to represent the company and promote services.
  • Collaborate with executive leadership to address client concerns and refine service strategies.
