About The Position

The Director of Maintenance develops and implements a broad preventative maintenance program to keep equipment in good working order. The role oversees building and property upkeep, regulatory compliance, maintenance and housekeeping staff, apartment readiness between residents, and inventory of supplies and equipment. The Director also fosters teamwork and supports residents, visitors, and coworkers, and performs other duties as assigned or needed.

Responsibilities

• Develop and build a wide preventative maintenance program to keep all equipment in good working order.
• Conduct quarterly walk-throughs to identify areas of concern and those needing attention.
• Manage and coordinate compliance with local, state, and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
• Interview, screen, check references, hire, evaluate, coach, and terminate staff within the Maintenance and Housekeeping Departments.
• Review apartments when residents move out and determine what work is needed to prepare them for new residents.
• Ensure the property's exterior is maintained, including directing landscaping, snow removal, and garbage and trash removal by staff and/or contractors.
• Maintain inventory control for general supplies, parts, and equipment needed for repairs and maintenance.
• Foster teamwork, show initiative in overcoming obstacles, assist others beyond job responsibilities, and positively impact coworkers, residents, and visitors.
• Perform other duties as assigned or needed.
