About The Position

The Director of Construction plans and directs tasks necessary for all phases of construction and is responsible for controlling the construction budget. This role involves developing a culture of Unity and Ownership with the Construction and Customer Service departments, setting an example of enthusiasm, hard work, honesty, and accountability. The Director will also focus on achieving the highest level of quality for each home, monitoring and meeting construction deadlines and goals, managing cycle times and scheduling, setting closing schedules, ensuring customer satisfaction through surveys, fostering positive relationships with trade contractors, controlling and reducing construction costs, maintaining jobsite cleanliness, overseeing home start and plot plan approvals, assisting with model home construction, ensuring safety protocols are followed, managing Stormwater Pollution Prevention Plan (SWPPP) requirements, overseeing warranty item completion, and performing various construction management duties including hiring, supervising staff, managing relationships with other departments and city/county staff, establishing processes, conducting performance evaluations, and handling discipline. The role also requires professional appearance and a team-player attitude.

Requirements

  • High School diploma or GED
  • At least 5 years of direct experience
  • Must own or have access to a vehicle for daily work.
  • Must carry a valid driver's license and auto liability insurance.

Responsibilities

  • Develop a culture of Unity and Ownership with the Construction and Customer Service departments.
  • Achieve the highest level of quality for each home under construction.
  • Identify and follow up with Project Managers and Superintendents to ensure errors are corrected and action plans are in place.
  • Ensure all houses are built per plan, checking floorplans, elevations, and scopes of work regularly.
  • Maintain Model Homes in retail condition.
  • Plan, organize, and direct Project Managers and Superintendents to meet construction deadlines and goals.
  • Monitor monthly closings to ensure company goals are met.
  • Ensure homes are on schedule to finish on time.
  • Weekly review and follow up with Project Managers to ensure the Construction Tracker is 100% updated.
  • Determine if Superintendents are on or behind schedule and assist in getting back on track.
  • Ensure the Closing Tracker is updated regularly with dates of completed SPEC NHOs.
  • Follow up with Office Assistant to ensure an SO is created based on the SPEC NHO list.
  • Achieve weekly frame completion goals.
  • Reduce cycle times to 120 calendar days from the start of construction to QAI.
  • Ensure all QAIs and NHOs are ready and delivered on time.
  • Ensure Project Managers work with the Office Manager and Superintendents to schedule closings by the 15th of each month.
  • Encourage even flow closings.
  • Achieve Division Customer Service Survey goals.
  • Help Hakes Brothers become the Builder of Choice for trade contractors.
  • Manage trades, contractors, and suppliers to ensure they can accomplish their jobs effectively and efficiently.
  • Act as a liaison between trade contractors and Hakes Brothers.
  • Teach Project Managers and Superintendents to schedule trade contractors properly.
  • Follow up with Project Managers to ensure monthly trade contractor meetings are held.
  • Help understand and resolve issues that trade contractors might have with Construction staff.
  • Take the lead on Annual Contractor Award Ceremonies and contractor barbecues.
  • Look for ways to help control and reduce construction costs.
  • Coach Superintendents to monitor and control materials delivered to the jobsite.
  • Hold trades accountable for sloppy work requiring additional effort.
  • Do not pay trade contractors or suppliers until work is 100% complete and inspected.
  • Negotiate fair prices for required work above and beyond the scope of work.
  • Manage construction overhead budget per house.
  • Take responsibility for maintaining a clean worksite.
  • Weekly review Home Starts and NTP deadlines on the Closing Tracker.
  • Review the Plot Plan Approval process to ensure homes are released without errors or delays.
  • Assist with Model Home construction for quick build times.
  • Support the development of occupational safety and health (OSH) policies and programs.
  • Train Superintendents, Project Managers and Subcontractors on safety-related topics.
  • Oversee regular inspections of construction sites.
  • Remedy unsafe practices and processes at construction sites.
  • Record and investigate incidents to determine causes and assist upper management with worker's compensation claims.
  • Prepare reports of OSH violations and provide statistical information to upper management.
  • Assist Superintendents and trades to follow SWPPP requirements.
  • Review SWPPP Logs weekly.
  • Mentor Project Managers and Superintendents to have logs updated weekly.
  • Ensure that any warranty items left over from NHO or follow-up are complete in a timely manner.
  • Hire and supervise all Construction and Customer Service staff.
  • Manage sick and vacation days, ensuring appropriate coverage while employees are out.
  • Manage company relationships and cooperate with other departments.
  • Build and maintain great working relationships with key members of City and County staff.
  • Establish processes and systems to help achieve and excel business goals and objectives.
  • Provide constructive and timely performance evaluations.
  • Handle discipline and termination of employees in accordance with company protocol.
  • Mentor and encourage Project Managers and Superintendents to do their best and learn problem-solving skills.
  • Conduct weekly meetings with the Division President, creating and bringing an agenda.
  • Always look, dress, and speak professionally.
  • Help accomplish whatever task is at-hand to ensure Hakes Brothers continues to be an industry leader.
