About The Position

DPD is a Philadelphia-based development firm spanning ground-up construction, adaptive reuse, and condominium conversion across Philadelphia, Montgomery County, Bucks County, and southern New Jersey. Our luxury division, Atelier Design + Build, delivers roughly ten $2MM-$8MM semi-custom homes a year. We specialize in the deals others pass on (off-market acquisitions, historic districts, tough entitlements) and we move fast without cutting corners. You report to the CEO and work shoulder to shoulder with our VP of Capital Markets. The mandate: turn finished product into realized returns. Roughly 60% of your focus is income-producing rentals (lease-up, NOI, capital strategy, exits) and 40% is for-sale product (pricing, absorption, margin). You treat every building as its own business, run a tight operating rhythm (weekly revenue calls, monthly budget reviews, quarterly portfolio reviews, regular site walks), and hold yourself and everyone around you accountable to the number. You are also our marketing and branding visionary: how every DPD and Atelier property shows up in market (listings, photography, digital presence, tours) is yours to elevate, because presentation sells. You will use AI to run this portfolio smarter than anyone has before you. We expect peak performance, and we pay for it.

Requirements

  • 10+ years across property management, leasing, and/or residential sales, including 5+ years in real estate asset management, with results you can prove: NOI growth, occupancy gains, sellout margins.
  • Bachelor's degree in Real Estate, Finance, Business, or a related field.
  • Deep experience with income-producing residential or multifamily assets; for-sale new construction sellout experience strongly preferred.
  • Advanced financial modeling and expert-level Excel, with the judgment to make rent-vs-sell and hold-vs-sell calls and defend them.
  • Working knowledge of the Greater Philadelphia rental and for-sale markets, and the broker, lender, and property manager relationships to back it up.
  • An owner's mentality: urgency, accountability, acute attention to detail, and the discipline to defend every dollar of NOI and margin. A marketing eye that knows presentation sells.
  • An advanced, demonstrated command of AI tools, Claude in particular, with real examples of AI-driven reporting and portfolio monitoring. Show us what you've built.
  • On-site at DPD headquarters with approximately 25-30% regional travel; valid driver's license and reliable transportation required.

Responsibilities

  • The P&L of every asset: Business plans, value creation, NOI growth, and expense discipline. Each building is a profit center, and you answer for its performance against plan.
  • Lease-up and leasing strategy: Occupancy, pricing, renewals, and rollover across the portfolio; coordinate agents, brokers, and property managers to hit target rents on schedule.
  • Property management accountability: Set the standard, inspect the properties, and hold third-party operators to DPD quality on maintenance, collections, and resident experience.
  • Commercial leasing: Ten DPD-owned spaces: marketing, tenant vetting for credit, use, and fit, and LOI-to-lease negotiation through execution and fit-out.
  • Brand and marketing leadership: Every listing, ILS page, photo set, and tour reflects the DPD and Atelier brands. You set the marketing standard and hold agents and managers to it.
  • Budgets, underwriting, and modeling: Annual budgets and variance root cause; cash flow models, valuations, and return metrics (IRR, equity multiple, cash-on-cash, gross margin) tracked against original underwriting; underwriting support on new acquisitions.
  • For-sale sellout: Pricing, absorption, and margin protection across homes and condominiums from launch through final closing, including the rent-vs-sell call on every unit.
  • Capital events and investor reporting: Refinance, recapitalization, and disposition from hold/sell analysis through close, alongside the VP of Capital Markets, with investor reporting and lender compliance that is always audit-ready.
  • AI-powered portfolio command: Reporting and tracking systems in Claude and Asana that flag variances, rollovers, and slipping timelines before they cost money.
