About The Position

The Director of Facilities is responsible for directing all Facilities/Engineering operations for the property. This includes overseeing the maintenance of various building systems such as HVAC, plumbing, electrical, mechanical, fire and life safety, kitchen support equipment, refrigeration support systems, building controls, and general facility infrastructure. The role involves developing and implementing maintenance programs, inspecting facilities, managing staff, and ensuring compliance with all relevant regulations. Additionally, the Director will manage departmental budgets, support capital planning, oversee contractors, and coordinate with other departments to minimize operational disruptions. This position requires a strong understanding of building systems, maintenance programs, project management, and regulatory compliance, along with excellent leadership and communication skills. The role operates in a fast-paced, 24/7 hospitality and gaming environment.

Requirements

  • Strong working knowledge of building systems, including HVAC, electrical, plumbing, mechanical systems, central plant operations, building automation systems, and fire/life safety systems.
  • Demonstrated experience with preventive maintenance programs, capital planning, project management, contractor oversight, and budget administration.
  • Knowledge of applicable building, fire, safety, environmental, and occupational health regulations.
  • Ability to interpret plans, specifications, maintenance data, and technical documents.
  • Strong leadership, communication, conflict resolution, and employee relations skills.
  • Ability to work collaboratively across departments and effectively communicate with executives, regulators, vendors, and frontline team members.
  • Proficiency in Microsoft Office and maintenance/work order systems

Responsibilities

  • Direct all Facilities/Engineering operations for the property, including maintenance of HVAC, plumbing, electrical, mechanical, fire and life safety, kitchen support equipment, refrigeration support systems, building controls, and general facility infrastructure.
  • Develop, implement, and monitor preventive and predictive maintenance programs to maximize equipment reliability, reduce downtime, and extend asset life.
  • Inspect facilities, systems, and equipment regularly to identify repair needs, safety issues, code concerns, and opportunities for operational improvement.
  • Establish departmental priorities, staffing plans, work schedules, and service standards to ensure timely completion of maintenance requests, projects, and repairs.
  • Lead, coach, and develop managers, supervisors, and team members within the Facilities function while promoting accountability, technical competency, teamwork, and guest service.
  • Administer the department in a union environment, including adherence to collective bargaining agreement requirements, work rules, scheduling practices, grievance response support, attendance administration, and consistent application of policies and procedures in partnership with Human Resources and Labor Relations.
  • Prepare and manage departmental operating budgets, forecasts, inventory controls, and expense performance; identify cost-saving opportunities without compromising safety, regulatory compliance, or guest experience.
  • Support capital planning by identifying infrastructure needs, prioritizing asset replacement, developing scopes of work, reviewing bids, and coordinating capital and repair projects.
  • Oversee contractors, vendors, and service providers to ensure work is completed safely, timely, within scope, and in accordance with property standards and applicable regulations.
  • Ensure compliance with applicable federal, state, and local laws, building codes, fire/life safety requirements, OSHA standards, environmental requirements, and gaming-related operational standards applicable to facility systems and physical plant operations.
  • Coordinate with property leadership and other departments to schedule repairs and projects in a manner that minimizes disruption to hotel, casino, food and beverage, and support operations.
  • Monitor utilities usage and implement energy management and sustainability initiatives designed to improve efficiency and control costs.
  • Maintain appropriate documentation, records, logs, permits, inspections, and departmental reports.
  • Respond to emergency situations, equipment failures, utility interruptions, and property incidents as needed, including after-hours support.
