About The Position

The Director, Real Estate (Design & Development) serves as a strategic lead for Walmart’s physical growth. This role integrates advanced estimating with project management frameworks to deliver fit-for-purpose assets designed for an omnichannel retail environment. You will champion a "digital-first" culture, spearheading the integration of Artificial Intelligence (AI) and data analytics to sharpen predictive accuracy and streamline the project lifecycle. By transforming traditional workflows into agile, tech-enabled processes, you will ensure our portfolio is built for long-term scalability and operational excellence. The Design & Development team translates brand vision into physical reality. We engineer the essential frameworks that uphold our standards and ensure the enduring success of our assets. Our team develops strategic insights and actions that bridge the gap between initial concept and final construction. We are a forward-thinking group dedicated to operational excellence, transparency, and the adoption of emerging technologies to maintain a competitive edge in a rapidly shifting market. Collaborating with internal and external partners, the team ensures compliance and advances strategic initiatives to reduce risks and optimize investments. Requirements

  • Bachelor’s degree in Architecture, Construction Management, Engineering, or related field and 4 years experience in architecture, construction management, engineering, or related field OR 7 years experience in architecture, construction management, engineering, or related field.
  • Extensive experience in real estate development cycles, specifically within design, pre-construction, and project management.
  • A proven track record of implementing AI, machine learning, or advanced automation tools within a professional workforce.
  • The ability to synthesize cost data and market trends into executive-level insights that shape asset strategy.
  • Experience leading organizational shifts in workflow and culture, particularly regarding digital transformation.
  • Deep expertise in cost estimating, value engineering, and capital budget management for complex, multi-variable projects.
  • The ability to influence cross-functional partners in construction, finance, and operations to align on new strategic directions.

Responsibilities

  • Transform complex data into actionable strategies for new builds, large-scale remodels, and unique special projects, ensuring every decision maximizes ROI.
  • Architect and implement "new ways of working" by streamlining the hand-offs between internal and external partners and teams.
  • Identify, deploy, and scale AI-driven tools to automate routine tasks, improve estimating accuracy, and provide predictive modeling for project timelines.
  • Lead the estimating function to ensure budget integrity, providing senior leadership with high-fidelity cost forecasts that inform long-term capital planning.
  • Upskill the workforce to thrive in a digital-first environment, ensuring the team is equipped to leverage new platforms and AI capabilities.
