About The Position

Jonathan Rose Companies is seeking a Development Manager to oversee all phases of real estate development for multiple projects. This role involves due diligence, feasibility analysis, entitlement, financing, design, construction, lease-up, project completion, close-out, and transition to property and asset management. The position requires strong organizational and communication skills, the ability to work collaboratively in a fast-paced environment with multiple deadlines, and a commitment to the company's vision, mission, and core values. The Development Manager will manage a portfolio of 2-3 developments in various stages of development.

Requirements

  • Master’s Degree in Real Estate Development or relevant field. Will consider Bachelor’s Degree with affordable/mixed-income housing development experience.
  • Minimum of 1-3 years of real estate experience, ideally in affordable housing development or closely related field is required. Additional experience preferred.
  • Self-motivated, driven and proactive with an established track record of getting things done effectively, efficiently, and independently. Capacity to create/sustain project momentum over months and years.
  • A team player, able to work in an entrepreneurial environment and balance multiple priorities and deadlines.
  • Meticulous attention to detail in task management systems, filing, budget management, due diligence reviews, and financial analysis.
  • Strong reading comprehension and writing skills. Applicants must demonstrate the ability to distill complex subjects into quantitative analysis and written summaries to support decision making.
  • Excellent analytical skills and command of affordable housing financing.
  • Very strong financial modeling and quantitative skills (expertise in Excel is required).
  • Excellent interpersonal and communication skills.
  • Proficient knowledge of building design and ability to review design drawings.
  • Ability to travel up to 20% of the time.

Responsibilities

  • Support Senior Team Member in collecting due diligence materials, financial analysis of a project or site, assisting with RFP/RFQ proposals, and preparing other necessary information to evaluate the development opportunity.
  • Manage the public approval process, including meetings with public officials and community representatives in coordination with Senior Team Members.
  • Day-to-day management and advancement of the project, including developing and monitoring project schedules and budgets, managing design consultants and the project team, attending project oversight meetings, facilitating community outreach, and preparing reports for management, investors, and partners.
  • Develop proformas and update them as the project progresses, track development costs and budget variances, and collaborate effectively with the Accounting Department.
  • Prepare financing applications and analysis, source construction and permanent financing, assist in negotiating terms, and manage the closing process.
  • Coordinate with the project team in opening the property, including model apartment and property management office setup; coordinate with internal and external teams to create marketing and leasing strategies for the completed development; oversee lease-up activities, convert to Permanent Financing, and transition to Asset Management.
