About The Position

The Custodian Grounds performs exterior and interior cleaning and light maintenance duties at a residential property, including preparing units for new occupancy and inspecting, cleaning, and maintaining lawns and property. The role works with residents, contractors, and property management to provide timely, professional service while following OSHA standards and company safety policies and procedures.

Requirements

• Custodial work experience is preferred but not required.
• High school diploma is preferred.
• Willingness to pitch in and work in areas as required.
• Must be personable and trustworthy, work well with residents and coworkers, and perform work in a safety-conscious manner.
• Must be able to read, speak, and comprehend work instructions and safety notices in English.
• Must be able to work evenings, weekends, and holidays if required for emergency, on-call, or scheduled shifts.

Responsibilities

• Perform custodial and grounds work in residential units during turnover and in property common areas, including sweeping, mopping, vacuuming, emptying trash and recycling bins, and cleaning windows.
• Perform light repairs, such as freeing windows, painting interior or exterior areas, replacing light bulbs, and addressing other minor repair issues as directed.
• Assist with apartment move-in and move-out inspections and help the Maintenance Manager or Community Manager schedule annual apartment inspections.
• Know the locations of water and gas meter shutoffs, apartment and fixture shutoffs, and sewer clean-outs, and post a map of them.
• Follow OSHA standards and company safety policies and procedures.
• Periodically inspect buildings and common areas; pick up trash, pull weeds, perform janitorial duties, and assist with maintenance repairs as needed.
• Ensure storage areas and entrances are locked and adequately lit.
• Interact effectively, promptly, and professionally with residents, contractors, and the property management team regarding services provided.
• Perform other duties as assigned.
