About The Position

AECOM is seeking a candidate for the position of Project Manager IV in Sacramento, CA. This role involves working closely with the Owner through the pre-construction phase, assisting with RFQ documents, participating in confidential meetings and proposal reviews, and aiding in the selection of Progressive Design Build teams. The Project Manager will collaborate with the Owner and DBE to develop program and design criteria within budget and schedule, verify the budget and schedule for the design-build phase, and assist with GMP reviews. Responsibilities include preparing monthly reports, managing the site acquisition and CEQA process, overseeing the design phase, monitoring onsite construction activities, and coordinating with stakeholders. The role also involves managing contractor relationships, responding to stakeholder questions, conducting progress meetings, and providing recommendations on contract disputes, schedule variances, change orders, and potential architect errors. The Project Manager will evaluate proposed change orders, develop owner estimates, assist with negotiations, and maintain relevant logs. Risk analysis, dispute potential file maintenance, and tracking submittals, RFIs, and RFCs are also key duties. The position requires verifying and recommending progress payments, monitoring contractor conformance with permits, managing the correction of deficiencies, and contributing to monthly and exception reports. Coordination of owner-furnished equipment schedules, review of daily reports, and oversight of testing and inspections are also part of the role.

Requirements

  • BA/BS plus + 6 Years of relevant experience or demonstrated equivalency of experience and education.

Responsibilities

  • Works closely with the Owner through the pre-construction phase.
  • Works with the Owner to prepare the RFQ documents.
  • Participates in confidential meetings and conceptual proposal reviews.
  • Participates in the proposal review process and interviews.
  • Assists with the review and scoring of potential Progressive DB teams.
  • Assists in the selection of the most qualified Progressive Design Build Entity.
  • Works with the Owner and DBE to develop the program and design criteria while staying within budget and schedule.
  • Verifies the budget and schedule for the design-build phase of the project.
  • Assists with the review of a successful GMP.
  • Prepares the Monthly Reports for presentations at team and executive session meetings.
  • Works with the client, client representatives, staff, and management in a collaborative manner.
  • Manages the site acquisition and CEQA process and works with the Owner.
  • Manages the design phase, coordinates meetings, and tracks all design review comments to resolution.
  • Monitors onsite construction activities and monthly schedule updates, including but not limited to, the verification of materials and equipment on hand, progress of onsite construction work and completion dates, and time impact analyses (TIAs) should there be delays.
  • Works with the Owner and Contractors to find areas of opportunity to improve project and milestone schedule.
  • Responds to stakeholder questions and facilitates stakeholder participation in project.
  • Coordinates with other project stakeholders and Owner’s operations.
  • Conducts meetings with the Contractor including weekly progress meetings, quality, scheduling and phasing, payment, and other coordination or field activities as they occur.
  • Provides recommendations and documentation regarding: Contract disputes, Schedule Variances, Change Orders (CO) and Proposed Change Orders (PCO), Liquidated damages, Architect potential errors and omissions.
  • Evaluates Contractors’ proposed change order (PCOs) proposals for merit, cost and schedule impact and mitigating alternatives. Develops the Owner’s estimate and assists with negotiations. Prepares all PCO and CO documentation for Owner approval. Updates and Maintains PCO and CO Logs.
  • Participates in risk analyses identification and mitigation strategies.
  • Maintains project files for issues which have the potential to result in disputes.
  • Receives, tracks, and monitors Contractors’ action submittals to and from responding parties. Distributes approved submittals to Inspectors and Agency Having Jurisdiction (AHJ). Tracks review times to ensure timely and comprehensive response. Reports submittal status to the Owner. Updates and maintains Action and Informational Submittal Logs.
  • Receives tracks and monitors all Requests For Information (RFI) and Requests For Clarification (RFCs) to and from responding parities. Distributes RFIs/RFCs to Inspectors and AHJs. Tracks review times to ensure timely comprehensive response. Reports RFI/RFC status to Owner. Updates and maintains RFI/RFC Log. Ensures the Inspector of Record has reviewed each RFI/RFC for Fire Marshal and/or accessibility compliance.
  • Assures RFIs/RFCs are posted on construction documents and kept current.
  • Verifies and recommends approval of Contractors’ progress payments. Updates and maintains Payment Log.
  • Monitors contractors’ conformance with permits.
  • Coordinates with inspectors, Architect and Owner’s staff on the development of a list of deficiencies to determine Contractors’ compliance and completion of work. Manages the correction of such deficiencies and maintains Deficiency Log.
  • Assists with input to the monthly report, exception reports, document filing, and contingency reports submitted to the Owner in its management information system.
  • Coordinates the schedule for installation and the receipt of the owner furnished equipment with the Contractors’ schedule.
  • Reviews the Contractors’ Daily Reports for accuracy and completeness.
  • Coordinates programing, testing, and inspections with the Inspector and the AHJs.
