About The Position

The Construction Manager is responsible for managing all projects, including GC and larger-scale P&R, TremCares, etc. This role involves working with assigned superintendents or technicians to ensure projects are delivered on time and within budget, as well as selecting and managing all subcontractors. Additional duties include participating in all proposals, specifications, price estimates, schedules, and sales efforts related to these projects. The Construction Manager is also responsible for sales and service support, field resources, and customer management communication.

Responsibilities

  • Contributing to, validating, and signing off on all proposals and specifications, covering conceptual phase (estimates & schedules), program planning, design, prebid, construction, and close-out.
  • Managing cost estimates and schedules.
  • Ensuring all project documentation is maintained in eBuilder per the policy manual.
  • Accountability for project cost/budget variance and profitability.
  • Accountability for Quality Assurance.
  • Understanding subcontractor agreements and implementing corrective measures and notifications as per the executed agreement, including proper letter notification for non-compliant articles.
  • Setting project timelines and goals.
  • Managing key metrics and reporting on a regular basis or as required.
  • Coordinating work with Program Managers, sales and service support, customer management (WTI and Tremco Roofing), and resource management.
  • Participating in the preventive and corrective action process with responsibility and authority to initiate action, identify problems, recommend solutions, verify implementation, and control non-conforming products.
  • Reviewing all bids received and conducting contractor interviews for specification and contractual compliance.
  • Approving proposals for submission (pricing, specification, scope).
  • Directing Project Managers, technicians, and superintendents.
  • Signing off on project billings.
  • Negotiating and approving change orders.
  • Selecting the WTI Superintendent for the project.
  • Responsible for specification detail drawings approval.
  • Conducting Pre-Bid Meetings, documenting responses, and distributing meeting minutes.
  • Publishing, approving, and distributing Addenda.
  • Receiving and reviewing bids and agreements.
  • Providing the established Project Schedule.
  • Assisting the Superintendent in planning and coordinating the Pre-Construction Meeting.
  • Providing the superintendent with necessary subcontractor information prior to the Pre-Construction meeting.
  • Conducting and processing completed Pre-Construction Meeting documentation.
  • Daily receipt and review of Daily Inspection forms.
  • Visiting job sites as necessary.
  • Receiving and reviewing Weekly Progress Meeting Minutes; attending or being involved via conference call.
  • Maintaining the project schedule and processing updates from the superintendent.
  • Performing site audits as appropriate.
  • Authorizing and generating Change Orders as required.
  • Authorizing subcontractor payments.
  • Authorizing Customer billing.
  • Assisting the Superintendent with any problems during construction.
