About The Position

Westminster Communities of Florida is seeking a highly qualified Construction Manager for its Construction and Design department. This role is responsible for reviewing designs and managing construction projects for Senior Living facilities and properties within the organization. The position requires experience in feasibility and due diligence, ground-up and building construction, existing property conversion, building system upgrades, and renovation projects. This is a full-time position (day shift) located at the Community Support Services office in northeast Florida.

Requirements

  • Graduate of a four-year degree program.
  • Minimum of ten (10) years' experience working in design and construction related fields.
  • Multiple project experience as lead Project Manager for a developer or contractor.
  • Ability to work under pressure and coordinate numerous activities and groups of people in multiple locations.

Responsibilities

  • Serve as the primary Design and Construction Department representative for assigned projects during the pre-construction and construction phases.
  • Provide feedback and review of project designs when requested.
  • Manage the administrative and technical aspects of assigned projects.
  • Supervise all activities related to pre-construction, contract administration, change orders, submittals, procurement, schedule, budget, and delivery.
  • Act as the company's main point of contact with Architects, Engineers, Contractors, and other consultants for project-related matters.
  • Ensure project specifications are followed and work proceeds on schedule and within budget.
  • Develop cost-effective plans and schedules for project completion, optimizing resource utilization.
  • Coordinate the work of all parties involved in assigned projects and maintain positive relationships.
  • Review and comment on preliminary plans and schematic designs.
  • Provide preliminary budget figures and perform value engineering.
  • Oversee contractor performance and review architectural and engineering drawings to ensure compliance with specifications and regulations.
  • Administer construction contracts and obtain necessary building and special permits.
  • Monitor and administer all building documents, plans, specifications, and permit revisions.
  • Monitor safety violations and reported deficiencies.
  • Review payment requisitions and draws, prepare change orders, and conduct reviews with the General Contractor, Architects, and Consultants.
  • Track and monitor Notice of Commencement, Notice to Owner, lien releases, and other required documentation.
  • Understand contract details and apply experience to develop projections.
  • Track and control construction schedules and costs to meet project timelines and budgets.
  • Develop and maintain construction project schedules, cost reports, and communication reports monthly.
  • Maintain knowledge of current project issues and report progress and necessary modifications to the Director of Construction and VP of Design and Construction, owners, and architects.
  • Keep the VP of Design and Construction informed of project progress and potential issues affecting schedule, budget, or status.
  • Fill gaps when unforeseen events require action not previously planned.
  • Ensure materials and installed items are on-site according to the project schedule and sequence of work.
  • Oversee timely completion of submittals and monitor delivery schedules.
  • Review and assess contractor claims and manage disputes.
  • Review and negotiate change orders with the General Contractor and Sub-contractors.
  • Provide general administrative and technical leadership for projects.
  • Maintain all project records and ensure timely and accurate submission of reports.
  • Oversee security of permits, verify insurance coverage, and ensure compliance with local codes and regulations.
  • Inform relevant parties about matters affecting their work and project success.
  • Schedule and facilitate project meetings.
  • Be aware of training/development opportunities and make recommendations for team development.
  • Monitor tenant/buyer upgrade options, conduct walk-through inspections, and coordinate punch list completion.
  • Close out projects by finalizing outstanding issues and authorizing final payments.
  • Work effectively with authorities having jurisdiction.
  • Perform other coordination tasks for project turnover to the Community.
