About The Position

EBSCO Real Estate seeks an experienced Construction Manager to oversee the planning, execution, and delivery of multifamily and mixed-use development projects. This role acts as EBSCO’s in-house representative, protecting the company’s long-term investment interests. The position requires rigorous oversight of development partners, deep technical judgment, proactive risk identification, and a commitment to delivering durable, high-quality assets intended for long-term ownership.

Requirements

  • 5 -10 + years’ experience in construction management, real estate development, or owner’s representation (multifamily/mixed-use preferred).
  • Bachelor’s degree in construction management, engineering, architecture, or related field (master’s preferred).
  • Strong technical understanding of ground-up construction, building systems, QA/QC, and design coordination.
  • Proven experience managing budgets, schedules, contracts, and construction documentation.
  • Ability to travel to project sites as needed.
  • Must have a valid driver’s license and pass a MVR for company liability coverage
  • Must be able to lift 35 lbs
  • Must be able to effectively communicate
  • Must be able to successfuly navigate construction sites (walking, climbing stairs, ducking).

Responsibilities

  • Review conceptual designs, site plans, massing, and program proposals for alignment with long-term ownership goals.
  • Evaluate unit layouts, amenity packages, building systems, and lifecycle efficiency.
  • Conduct technical reviews of architectural and engineering documents at each milestone (SD, DD, CD).
  • Scrutinize predevelopment budgets, cost estimates, and validate assumptions for hard/soft costs, contingencies, and allowances.
  • Review development schedules, procurement strategies, and permitting pathways; flag schedule risks and assist in mitigation.
  • Conduct regular site visits to monitor progress, quality, and adherence to plans/specifications.
  • Evaluate structural work, MEP installations, building envelope, finishes, and site improvements.
  • Review change orders, budget revisions, and use of contingency; advocate for quality and long-term performance.
  • Oversee punch list creation/completion, commissioning, and certificate of occupancy milestones.
  • Ensure delivery of as-built drawings, O&M manuals, warranties, and property management training.
  • Validate building performance during early operations and troubleshoot issues.
