About The Position

The Condominium Facilities Technician is responsible for maintaining the overall appearance, cleanliness, safety, and functionality of the condominium community. This position performs routine grounds maintenance, pool maintenance, light repairs, exterior building upkeep, and general maintenance duties to ensure the property remains attractive and well-maintained for residents and guests. This position is responsible for maintaining all Association-owned common elements and amenities. Maintenance and repairs inside individually owned condominium units are not a part of this role.

Requirements

  • High school diploma or equivalent.
  • Current Certified Pool Operator (CPO) certification required and must be maintained throughout employment.
  • Minimum one (1) year of maintenance, groundskeeping, landscaping, or property maintenance experience.
  • Valid driver's license and reliable transportation.
  • Ability to safely operate power tools, pressure washers, landscaping equipment, and maintenance equipment.
  • Ability to work independently and prioritize tasks effectively.
  • Thorough knowledge of commercial and community pool operations.
  • Understanding of pool water chemistry, testing procedures, filtration systems, pumps, heaters, and chemical feed systems.
  • Knowledge of federal, state, and local pool safety regulations.
  • Ability to maintain required pool records, inspections, and compliance documentation.
  • Experience handling and storing pool chemicals safely and in accordance with applicable regulations.
  • Ability to identify pool equipment issues and coordinate necessary repairs.

Nice To Haves

  • Experience working in a condominium, apartment, HOA, or commercial property environment.
  • Basic knowledge of plumbing, electrical, carpentry, and painting repairs.
  • Experience operating compactors and maintaining exterior common areas.

Responsibilities

  • Perform minor landscaping duties, including trimming bushes, pruning shrubs, weeding, and maintaining flower beds.
  • Pick up litter and debris throughout the property daily.
  • Maintain common areas, sidewalks, parking lots, and walkways.
  • Assist with seasonal landscaping projects and property beautification efforts.
  • Monitor irrigation systems and report any issues.
  • Power wash building exteriors, sidewalks, patios, pool decks, and common areas as needed.
  • Perform light exterior painting and touch-up work on buildings, fences, railings, and common area structures which include windows, window frames, screens and doors.
  • Clean gutters and downspouts to ensure proper drainage.
  • Inspect exterior structures and report maintenance concerns.
  • Maintain and replace exterior lighting, including bulbs, fixtures, photocells, and timers as necessary.
  • Conduct routine inspections of common areas to identify maintenance and safety concerns.
  • Perform daily cleaning and maintenance of the swimming pool and surrounding pool deck.
  • Skim, vacuum, brush, and remove debris from pool surfaces.
  • Test, monitor, and balance pool chemicals in accordance with local and state health regulations.
  • Maintain accurate pool maintenance and chemical logs.
  • Inspect and maintain pool pumps, filters, heaters, chlorination systems, and other pool equipment.
  • Ensure pool safety equipment is operational and compliant with regulations.
  • Clean and maintain pool furniture, restrooms, and surrounding amenities.
  • Coordinate repairs and service work with pool contractors when necessary.
  • Ensure the pool area remains clean, safe, attractive, and ready for resident use at all times.
  • Conduct daily trash pickup throughout the property.
  • Maintain and clean dumpster and compactor areas.
  • Monitor and maintain the exterior trash compactor and coordinate repairs when necessary.
  • Ensure waste disposal areas remain clean, sanitary, and free of debris.
  • Perform routine inspections of the property and common areas.
  • Respond to maintenance requests involving Association-owned common areas, building exteriors, amenities, and shared facilities.
  • Perform minor repairs involving carpentry, painting, plumbing, and electrical work within the scope of experience and training.
  • Maintain maintenance equipment, tools, and storage areas in a clean and organized manner.
  • Assist with snow removal, storm cleanup, and emergency response as needed.
  • Follow all safety policies, procedures, and OSHA requirements.
  • Assist with special projects as assigned by management or the Board of Directors.
