About The Position

The Community Marketing & Outreach Manager is responsible for the strategic management of all property-level marketing and outreach functions, with direct accountability for driving occupancy, leasing velocity, and resident retention outcomes. The primary duty of this role is the performance of work directly related to the management of business operations, specifically marketing strategy, brand positioning, and demand generation. This role exercises discretion and independent judgment on matters of significance, including the development, execution, and adjustment of marketing strategies, allocation of marketing resources, and evaluation of performance outcomes. Operating with a high degree of autonomy, this individual determines and implements marketing priorities, evaluates market conditions, and adjusts strategy without requiring approval for routine decisions, ensuring alignment with business objectives and property performance goals.

Requirements

  • Bachelor’s degree in Marketing, Business, Communications, or a related field preferred
  • 3+ years of experience in marketing, outreach, or related business function, with demonstrated ownership of strategy and execution
  • Proven ability to develop and execute marketing strategies that drive measurable business outcomes (e.g., occupancy, leasing velocity, retention)
  • Experience managing budgets and making independent decisions regarding resource allocation and marketing investments
  • Strong analytical skills with the ability to interpret performance data, identify trends, and adjust strategy accordingly
  • Demonstrated ability to operate with a high level of autonomy, prioritizing initiatives and making decisions without direct oversight
  • Experience influencing stakeholders or advising leadership on marketing strategy, performance, and opportunities
  • Strong understanding of brand management, customer experience, and local market positioning

Responsibilities

  • Owns and directs the development, execution, and ongoing optimization of the property’s marketing and outreach strategy.
  • Evaluates market conditions, competitive landscape, and performance data to determine strategic priorities and adjust approach as needed.
  • Makes independent decisions that directly impact property revenue, occupancy, leasing velocity, and resident retention.
  • Advises the Community Manager and internal stakeholders on marketing strategy, performance insights, and opportunities for improvement.
  • Identifies and prioritizes high-impact initiatives to drive demand generation and brand visibility.
  • Manages and allocates the property marketing budget, determining how resources are deployed to maximize return on investment.
  • Exercises independent authority to approve and adjust marketing expenditures within established guidelines.
  • Evaluates effectiveness of spend and reallocates resources based on performance outcomes and business needs.
  • Selects and oversees external vendors, partners, and service providers.
  • Develops and leads the property’s outreach and partnership strategy to expand brand presence and drive qualified traffic.
  • Establishes and manages relationships with universities, local businesses, and community organizations.
  • Determines appropriate outreach channels, partnerships, and activations based on market opportunity and performance data.
  • Oversees execution of outreach initiatives, ensuring alignment with strategic goals.
  • Owns property-level brand execution, ensuring consistency with company standards while adapting to local market dynamics.
  • Directs the creation and deployment of digital and physical marketing content, including social media, campaigns, and collateral.
  • Determines content strategy and messaging to effectively position the property and drive engagement.
  • Partners cross-functionally with internal marketing teams to align on broader brand initiatives.
  • Develops and directs the resident engagement strategy, including signature events and programming.
  • Determines event priorities, themes, and investment levels based on impact to retention and resident experience.
  • Oversees planning and execution through internal teams and/or external partners.
  • Evaluates effectiveness of events and adjusts strategy accordingly.
  • Establishes and monitors key performance indicators related to marketing effectiveness and leasing outcomes.
  • Interprets data and trends to inform strategic decisions and continuous improvement.
  • Independently implements changes to strategy based on performance insights.
  • Provides regular reporting and recommendations to leadership.
  • Provides ongoing leasing support focused on improving marketing effectiveness, lead conversion, and customer experience, rather than individual lease production.
  • Partners with Leasing and Operations leadership to support leasing workflows, training reinforcement, prospect engagement standards, and messaging alignment.
  • May perform leasing-related activities on a recurring basis as part of a broader business-support function, without primary responsibility for leasing volume, quotas, or occupancy results.
  • Leasing responsibilities are supportive and advisory in nature and are not the primary duty of the role.
  • Perform all other duties and tasks as assigned by management.
  • Must be available for additional hours including, evenings and weekends.
  • Must be able to complete all physical requirements of this role with or without a reasonable accommodation.
  • Occasional travel may be necessary as needed.
