About The Position

52TEN is seeking a driven, service-oriented Community Manager to join their team at Paradise North Estates in north Phoenix, Arizona. This hands-on leadership role is responsible for delivering an exceptional resident experience while ensuring the community operates safely, efficiently, and in alignment with company standards. The Community Manager oversees resident relations, leasing, home sales, rent collections, vendor coordination, and the supervision of the onsite maintenance technician. Success in this role requires strong organizational skills, sound judgment, and a proactive approach to community operations and customer service. The ideal candidate enjoys building relationships with residents, takes pride in maintaining a well-run community, and is motivated to make a positive impact. This position partners closely with the District Manager and offers opportunities for professional growth as 52TEN continues to expand its portfolio.

Requirements

  • 2+ years of property management or related experience
  • Proven experience in sales, leasing, or revenue-generating roles
  • Strong leadership capability with experience supervising or influencing teams
  • Strong business mindset with a focus on performance and accountability
  • Experience managing or contributing to property financial performance (budgets, KPIs, or P&L)
  • Excellent communication, organization, and conflict resolution skills
  • Proficiency with property management and business systems (Outlook, Google, etc.)
  • Knowledge of basic maintenance operations
  • Valid driver’s license and reliable transportation

Nice To Haves

  • Experience in manufactured housing, RV, or multifamily communities
  • Experience with Rent Manager or similar systems

Responsibilities

  • Serve as a primary onsite leader, helping drive performance, accountability, and team culture
  • Support supervision of onsite staff, including maintenance and contractors
  • Partner with the Senior Community Manager on staffing, training, and performance management
  • Lead by example in professionalism, urgency, and resident service
  • Oversee daily property operations including office management, resident communication, and vendor coordination
  • Ensure accuracy and timeliness of rent rolls, notices, move-ins/move-outs, and reporting
  • Maintain organized records and ensure compliance with company policies and procedures
  • Serve as a key point of contact for residents, resolving issues quickly and professionally
  • Drive performance against key metrics including occupancy, collections, NOI, and home sales
  • Support budgeting, forecasting, and variance management
  • Identify opportunities to improve revenue and control expenses
  • Execute on property-level business plans and performance initiatives
  • Own and execute home sales strategy for the community
  • Manage the full sales lifecycle including lead generation, showings, closing coordination, and follow-up
  • Partner with leadership on pricing, inventory, and marketing strategies
  • Track and report on sales performance and pipeline activity
  • Actively contribute to occupancy growth through both home sales and leasing efforts
  • Conduct tours, process applications, and manage move-ins/move-outs
  • Maintain strong curb appeal and community presentation
  • Execute local marketing and outreach efforts to drive qualified traffic
  • Minimize vacancy loss and maintain high occupancy
  • Coordinate maintenance operations and vendor work
  • Conduct regular property walks to ensure safety, cleanliness, and standards
  • Ensure compliance with health, safety, and environmental regulations
  • Enforce community rules consistently and professionally
  • Conduct inspections and issue notices as needed
  • Maintain accurate documentation of violations and resolutions
  • Build strong resident relationships and resolve concerns proactively
  • Support community events and engagement initiatives
  • Foster a positive, safe, and welcoming community environment
