About The Position

Pratum Companies is seeking experienced Community Managers for its South Florida team, with opportunities in West Palm Beach, Fort Pierce, and Fort Lauderdale. This role is ideal for individuals with a background in Affordable Housing who can lead a team, build resident relationships, manage compliance, oversee financial aspects of the property, and ensure the community operates effectively. The Community Manager acts as the 'quarterback' of the property, overseeing all operations and working with the team to achieve financial, operational, compliance, and resident-service goals. This position requires a strong understanding of LIHTC, Project-Based Section 8, HUD compliance, occupancy, collections, budgets, maintenance operations, and resident relations.

Requirements

  • At least 3 years of residential property management experience.
  • Strong experience managing Affordable Housing communities.
  • Working knowledge of both LIHTC and Project-Based Section 8.
  • Knowledge of HUD regulations, income certifications, recertifications, and compliance requirements.
  • Experience managing occupancy, delinquency, collections, leasing, and resident relations.
  • Strong financial knowledge, including budgets, expenses, variance review, and financial reporting.
  • Experience supervising and developing onsite employees.
  • Strong communication and organizational skills.
  • Ability to handle difficult situations professionally and make sound decisions.
  • Ability to work independently while also being part of a larger regional team.
  • Working knowledge of Yardi, Outlook, Microsoft Office, and property management software.
  • A high school diploma or GED is required.

Nice To Haves

  • Certifications such as COS, HCCP, CAM, CPM, TCS, or other Affordable Housing certifications are a definite plus.

Responsibilities

  • Overseeing annual and interim recertifications, income certifications, resident eligibility, and compliance reporting.
  • Ensuring resident files are accurate, complete, organized, and audit-ready.
  • Preparing and managing annual property budgets.
  • Monitoring expenses, collections, delinquency, and overall financial performance.
  • Reviewing financial reports and identifying areas needing attention.
  • Regularly inspecting the property (grounds, buildings, common areas, vacant units, amenities) to ensure they meet company standards.
  • Managing unit turns and make-readies to minimize vacancy periods.
  • Coordinating maintenance and repairs, and promptly addressing health and safety issues.
  • Building positive relationships with residents while enforcing lease and community policies.
  • Addressing resident concerns and resolving issues professionally and fairly.
  • Supervising, coaching, training, and developing the onsite team.
  • Fostering a culture of teamwork, accountability, urgency, and pride in the property.
  • Developing relationships with local organizations, agencies, vendors, and community partners.
  • Keeping ownership and leadership informed about property status.
