About The Position

Pratum Companies is seeking experienced Community Managers for our South Florida team, with opportunities in West Palm Beach, Fort Pierce, and Fort Lauderdale. This role involves overseeing the overall operation of an affordable housing community, leading a team, building resident relationships, managing finances, and ensuring compliance. The Community Manager acts as the 'quarterback' of the property, responsible for meeting financial, operational, compliance, and resident-service goals.

Requirements

  • At least 3 years of residential property management experience
  • Strong experience managing Affordable Housing communities
  • Working knowledge of both LIHTC and Project-Based Section 8
  • Knowledge of HUD regulations, income certifications, recertifications, and compliance requirements
  • Experience managing occupancy, delinquency, collections, leasing, and resident relations
  • Strong financial knowledge, including budgets, expenses, variance review, and financial reporting
  • Experience supervising and developing onsite employees
  • Strong communication and organizational skills
  • The ability to handle difficult situations professionally and make sound decisions
  • The ability to work independently while also being part of a larger regional team
  • Working knowledge of Yardi, Outlook, Microsoft Office, and property management software
  • A high school diploma or GED is required
  • Candidates must be comfortable working with financial information, performing intermediate mathematical calculations, using property management software, and managing the many moving pieces that come with operating an Affordable Housing community.

Nice To Haves

  • Certifications such as COS, HCCP, CAM, CPM, TCS, or other Affordable Housing certifications are a definite plus.

Responsibilities

  • Overseeing annual and interim recertifications, income certifications, resident eligibility, and compliance reporting
  • Making sure resident files are accurate, complete, organized, and audit-ready
  • Preparing and managing annual property budgets
  • Monitoring expenses, collections, delinquency, and overall financial performance
  • Reviewing financial reports and identifying areas that need attention
  • Walking the property regularly and making sure the grounds, buildings, common areas, vacant units, and amenities meet company standards
  • Keeping unit turns and make-readies moving so vacant apartments don't sit any longer than necessary
  • Coordinating maintenance and repairs and making sure health and safety issues are addressed promptly
  • Building positive relationships with residents while still holding everyone accountable to the lease and community policies
  • Addressing resident concerns and resolving issues professionally and fairly
  • Supervising, coaching, training, and developing your onsite team
  • Creating a culture of teamwork, accountability, urgency, and pride in the property
  • Building relationships with local organizations, agencies, vendors, and community partners
  • Keeping ownership and leadership informed about what's happening at the property
