At Havenpark Communities, our mission is to make caring communities attainable for responsible residents across America. We acquire, improve, and operate manufactured home communities. The role blends financial management with people leadership. You will manage collections, including the difficult conversations that come with them, handled respectfully and in full compliance with the law. You will drive occupancy and leasing, and you will oversee the resident home-sale process - when residents sell their own homes, you approve the incoming applicant, which makes you a gatekeeper for who joins the community. At Selling Community Manager communities, you will also personally sell a limited number of homes and earn commission on each sale. You will manage contractors for landscaping, maintenance, and home rehabs, and set the standard for quality. You will lead a small team through busy seasons and slow ones. And you will be the person residents actually know - the one they come to when they are moving in, and the one they come to when they are having a hard month. Our hiring process includes two Zoom conversations, typically completed within two weeks of applying.

Requirements

  • High school diploma or GED
  • Valid driver's license with a clean record
  • Ability to pass a criminal background check
  • Physically able to walk the community daily and occasionally lift materials and supplies
  • A track record of commitment (a sustained run with one employer, or something you built and stayed with)
  • Sales or customer-facing experience where your results were measured
  • Experience running an operation (a business, a store, a crew, or a budget)
  • Comfort working with maintenance and construction trades

  • Property management experience is welcome but not required.

Responsibilities

  • Run a community like it's yours: lead a small on-site team and run the full operation of a community of 204 homes, including budget, collections, leasing and occupancy, vendor relationships, and the daily experience of residents.
  • Manage collections, including difficult conversations, handled respectfully and in compliance with the law.
  • Drive occupancy and leasing.
  • Oversee the resident home-sale process, approving incoming applicants.
  • Manage contractors for landscaping, maintenance, and home rehabs, setting the standard for quality.
  • Lead a small team through busy seasons and slow ones.
  • Serve as the primary point of contact for residents, addressing their needs and concerns.
  • Manage community financial performance: budget, expense management, and net operating income.
  • Ensure accurate billing, on-time rent, and execution of all legal notices in compliance with state law and Fair Housing standards.
  • Manage rentals, renewals, and approval of incoming residents in the resident home-sale (FSBO) process.
  • Direct home sales with commission (in Selling CM postings).
  • Manage vendor and contractor relationships across landscaping, maintenance, and home rehabs.
  • Ensure curb appeal, amenities, safety standards, and capital projects are delivered on time and on budget.
  • Resolve resident issues with urgency and care, earn renewals, and foster a community people are proud to call home.
