About The Position

The Community Manager is responsible for the day-to-day operations of the assigned property, including managing team members, daily activities, and resources to achieve budgeted financial and operational goals. This role ensures compliance with Company policies, Fair Housing, ADA, FCRA, and other relevant housing laws. The Community Manager also manages resident support, including leasing, new resident assistance, maintenance requests, accounting, move-in/move-out duties, and other resident-related functions. The position requires the Community Manager to live on-site and offers a 1/3 rent discount.

Requirements

  • Strong interpersonal skills and the ability to work under time constraints
  • Strong project management, analytical, and research skills with a demonstrated ability to manage projects from inception through completion
  • 5+ years of property management experience; multi-unit experience a plus
  • Excellent oral and written communication skills
  • Experience in a supervisory role and managing staff
  • Proficient in Appfolio property management software or other similar property management software
  • General office, bookkeeping, and sales skills
  • Computer literate, including Microsoft Office Suite
  • Must be detail-oriented and able to focus with frequent interruptions
  • Maintains confidence and protects operations of business by keeping information confidential
  • Ability to operate in an open work area with moderate everyday noise
  • Ability to work from multiple locations
  • Ability to perform other duties as required
  • Regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms, and hands.
  • May occasionally be required to climb.
  • Required to work at a personal computer and talk on the phone for extended periods of time.
  • Must possess the ability to detect auditory and/or visual alarms.
  • Must be available to work extended/flexible hours and weekends, as needed.
  • Regular attendance and active participation/planning at company functions and events is required.

Responsibilities

  • Be the point-of-contact for all potential, new, and current residents for site visits, leasing, rental inquiries, property tours, rent collection, reporting, and maintenance issues.
  • Respond to guest card inquiries within 24 hours and schedule showings through the Appfolio Leasing CRM.
  • Maintain high occupancy and rent levels in accordance with the property-specific plan.
  • Achieve resident satisfaction and retention goals by resolving complaints and concerns in a timely manner and answering questions about rent and fees.
  • Complete call-backs on all service requests within 24 hours to ensure customer satisfaction.
  • Develop, produce, and coordinate resident communications, including newsletters, surveys, and lease violation letters.
  • Organize and coordinate resident functions, such as parties, birthday cards, welcome parties, and unit visits.
  • Evaluate daily the appearance and curb appeal, landscape, office environment, and vacancies, ensuring the leasing office, tour path, and model(s) are show-ready daily.
  • Check the answering service throughout the day for messages and return calls as necessary.
  • Provide input into budget development for the property by analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making bank deposits, and preparing financial reports.
  • Approve and input invoices from vendors and contractors, reconciling work performed and managing vendor communication.
  • Control expenditures within the approved budget and manage the petty cash fund.
  • Oversee the lease enforcement process, including approving applications, discounts, and renewals, conducting inspections, following notice requirements, evicting residents, and imposing/collecting late fees.
  • Gather, analyze, and interpret market and economic trends to implement marketing and leasing strategies.
  • Promote resident satisfaction and retention by responding to complaints and requests promptly and ensuring maintenance team compliance with service request standards.
  • Conduct regular property inspections to ensure safety, cleanliness, and general appearance standards are met.
  • Supervise property staff through interviewing, hiring, orienting, training, and performance management.
  • Assist in managing client/owner relationships by meeting with owners, conducting tours, providing performance updates, and responding to requests.
  • Develop new ideas and programs to enhance events, amenities, and the overall resident experience.
  • Act as the primary resident contact, proactively communicating and strengthening relationships by understanding resident lifestyles, preferences, and needs.
  • Oversee property maintenance by checking work orders daily and following up on completion.
