About The Position

Responsible for maintaining an aesthetically pleasing and functional property, ensuring all areas of the park comply with company policies and applicable state, federal, and insurance regulations. Must maintain the community with care while consistently modeling the organization’s Purpose, Values, and Standards.

  • High School Diploma or GED.
  • 2+ years of maintenance experience.

Responsibilities

  • Perform general property maintenance and repairs, including installing, removing, repairing, and maintaining landscape, meters, signs, and other park-owned structures.
  • Repair and maintain streets, parking lots, and other common areas, as applicable.
  • Perform minor maintenance work using hand and power tools, including carpentry repairs, replacing worn or damaged fences or siding, minor plumbing repairs, and replacing electrical switches, light bulbs, fuses, and fluorescent ballasts.
  • Open clogged drains, fix leaks, and perform basic plumbing and irrigation repairs.
  • Read meters to collect utility usage information in coordination with the Community Leader.
  • Perform yard work in various weather conditions, including mowing, snow removal, leaf removal, and debris cleanup.
  • Apply groundskeeping chemicals properly and safely by wearing prescribed protective equipment and following written or verbal instructions for mixing, application, storage, and disposal.
  • Remove trash and debris from public areas by regularly inspecting grounds, drains, and common areas, and transporting collected waste to designated disposal locations.
  • Clean homes to prepare for sale.
  • Clean laundry rooms and common areas, including bathrooms and clubhouses.
  • Ensure grounds and building maintenance equipment is operational by performing routine preventative maintenance and cleaning within reasonable capability.
  • Maintain the maintenance room in a clean, neat, and organized condition.
  • Maintain a clean and safe working environment at all times.
  • Follow all safety and emergency procedures and comply with applicable safety regulations.
  • Safely operate riding mowers and power equipment such as saws, trimmers, blowers, sprayers, and paint machines while following safety guidelines, traffic laws, and manufacturer instructions.
  • Assist with loading and unloading trucks and moving furniture as needed.
  • Schedule specialty services when required.
  • Communicate daily with management, promptly reporting issues, and providing recommendations to the Development Leader.
  • Carry out all responsibilities in compliance with organizational policies, procedures, and applicable to federal, state, and local laws.
  • Contribute to the overall success of the property and company by performing other duties as assigned.
