About The Position

Gaines Investment Trust is seeking a hands-on Community Maintenance Technician for Riverside Park Apartments in Tulsa, OK. This role is crucial for maintaining the safety, efficiency, and high standards of the apartment community. The technician will respond to resident service requests, troubleshoot and perform repairs on various systems, prepare vacant apartments for new residents, and contribute to the overall upkeep of the community. Even if you are new to property management, if you are mechanically inclined and enjoy fixing things, your skills may transfer well to this career. Experience in trades such as construction, HVAC, plumbing, electrical, appliance repair, or facilities maintenance is beneficial.

• Previous experience in apartment maintenance, HVAC, plumbing, electrical, appliance repair, construction, facilities maintenance, or a related skilled trade

Responsibilities

• Completing resident service requests promptly and professionally
• Troubleshooting and repairing plumbing, electrical, HVAC, appliances, and other apartment systems
• Performing general repairs and preventative maintenance throughout the community
• Preparing vacant apartments for new residents, including completing repairs and ensuring homes are move-in ready
• Inspecting apartments, common areas, and building systems for maintenance needs
• Assisting with the upkeep of community amenities, grounds, and common areas
• Identifying and reporting maintenance or safety concerns
• Maintaining tools, equipment, supplies, and work areas
• Providing professional and courteous service when interacting with residents
• Working closely with the onsite team to keep the community operating at a high standard
