About The Position

The Community Coordinator is a hybrid, on-site role designed to maintain the exceptional physical standards and operational workflows of our expanding Wausau property portfolio. Working directly alongside the Regional Property Manager, this individual will serve as the primary visual and operational steward of our newly added complexes. The ideal candidate bridges the gap between hands-on property upkeep and professional site operations. This role is deeply invested in maintaining the elite cleanliness of shared community spaces while actively driving leasing activity via in-person tours, cultivating vendor relationships, and conducting comprehensive weekly site audits.

Requirements

  • Previous experience in property management, premium housekeeping/hospitality, customer service, or leasing-related environments preferred.
  • Strong written and verbal communication skills; ability to confidently speak effectively with residents, prospective tenants, and external vendors.
  • High capacity for self-management, maintaining comprehensive cleaning schedules alongside synchronized booking calendars for amenity spaces.
  • Ability to frequently stand, sit, and walk the expansive footprints of multi-family buildings; ability to lift and move up to 25 pounds occasionally.
  • Must attend and pass all required company training and proactively participate in advanced educational property courses or industry seminars at the direction of your supervisor.

Responsibilities

  • Direct, clean, and manage all community spaces, including the scheduling, reservation bookings, upkeep, and strict post-use maintenance of community rooms and fitness centers.
  • Perform routine property cleanings for overall community presentation, specifically including laundry rooms and on-site leasing offices.
  • Execute all cleaning duties in a timely and effective manner while strictly adhering to both weekly and monthly property cleaning schedules.
  • Monitor cleaning and site supplies closely, reporting directly to the Regional Property Manager when ordering is required.
  • Walk every single door, hallway, building, and complex on a weekly basis to ensure the visual and physical conditions meet corporate expectations.
  • Document field findings and complete required property visit reports accurately at the direction of your supervisor.
  • Cultivate a deep and thorough understanding of the specific look, location, physical layout, asset feel, and community culture of the assigned complexes.
  • Schedule, manage, and book personalized, high-touch, in-person showings on a weekly basis to convert prospective leads into future residents.
  • Maintain a consistent on-site focus on providing an exceptional living experience for current and future residents while keeping the financial performance needs of our investors aligned.
  • Strictly follow all required company, local, state, and federal laws and guidelines regarding leasing operations, ensuring every daily activity complies completely with Fair Housing laws and regulations.
  • Develop, support, and maintain productive vendor relationships for both regular ongoing property services and specialized projects on-site.
  • Assist the Regional Property Manager in monitoring the performance and quality of external vendors working on the premises.
