About The Position

We are seeking a data-driven and forward-thinking Commercial Real Estate Investment Analyst to join our team, working full-time on-site at our Houston office. This role goes beyond traditional underwriting; we are looking for a professional with 3 to 5 years of experience who is deeply proficient in financial modeling, possesses ground-up development experience, and actively embraces Artificial Intelligence (AI) tools to optimize workflows and predict market trends. A significant focus of this role will involve evaluating development projects, value-add opportunities, and distressed assets across a diversified asset mix, including multifamily, office, and retail properties. The ideal candidate will combine sharp commercial real estate acumen with cutting-edge technical capabilities to collaborate directly with our team daily and help drive our investment and development strategies.

Requirements

  • Bachelor’s degree in Real Estate, Finance, Economics, Architecture, Civil Engineering, or a related field required.
  • 3–5 years of professional experience in commercial real estate investment analysis, development, private equity, or asset management.
  • Demonstrated experience evaluating or managing projects within the multifamily, office, and/or retail sectors.
  • Direct exposure to underwriting ground-up development projects and managing or evaluating distressed assets/value-add turnarounds.
  • Demonstrated experience or high proficiency using AI platforms (e.g., ChatGPT, Gemini, customized LLM tools) for data analysis, market research, or operational automation.
  • Advanced proficiency in MS Excel; experience with ARGUS Enterprise is a plus.
  • Exceptionally strong understanding of CRE metrics (IRR, NPV, Yield-on-Cost, Equity Multiple, NOI, and Debt Service Coverage).
  • Willing and able to work 100% on-site out of our Houston, Texas office.

  • Master’s degree (MBA, MS in Real Estate, or MS in Finance) or CFA designation is highly preferred.
  • A highly adaptive self-starter who quickly masters new technical tools, changing software platforms, and shifts in target real estate asset classes.
  • Exceptional diagnostic skills with a track record of parsing fragmented data points to resolve complicated asset issues or project bottlenecks.
  • Strong analytical foundation to effectively defend investment theses and position the company favorably when navigating lender terms, partnership waterfalls, or vendor contracts.
  • Excellent presentation skills, with the ability to act as a clear liaison between analytics, development project managers, and executive teams.

Responsibilities

  • Build and maintain sophisticated, dynamic financial models for ground-up developments and major redevelopments, including construction budgeting, draws, sources and uses, and waterfall distributions.
  • Perform specialized underwriting across multiple property sectors, including multifamily (rent rolls, concessions), retail (triple-net leases, CAM reconciliations), and office (tenant improvements, leasing commissions).
  • Perform deep-dive analysis on distressed assets, non-performing loans, and value-add properties, identifying restructuring strategies, capital expenditure (CapEx) requirements, and risk-mitigated exit plans.
  • Tackle ambiguous, highly challenging real estate scenarios by identifying financial risk metrics, uncovering hidden values in distressed profiles, and structuring complex capitalization models.
  • Conduct zoning, land-use, and feasibility analyses for potential development sites. Coordinate with architects, engineers, and general contractors during the pre-development phase.
  • Leverage advanced AI tools, Large Language Models (LLMs), and automation workflows to streamline market research, parse complex lease agreements, and optimize property underwriting efficiency.
  • Conduct rigorous market research on the Houston and regional CRE landscapes to back up commercial negotiations. Assist senior leadership in analyzing tenant terms, loan covenants, and purchase agreements.
