The Commercial Property Manager will oversee management operations within their territory. This role involves directing and overseeing tenant reconciliations for operating expenses, taxes, and insurance, and tracking property expenses to ensure alignment with budget. The manager will communicate with Operations and Facilities teams regarding property concerns, conduct periodic travel to properties for routine inspections, and manage Property Inspection Reports for timely delivery, budget adherence, and overall project ownership. Key responsibilities also include maintaining the Regional Occupancy and NOI Report, developing detailed property capital plans, and utilizing verification techniques to manage changes to project scope, schedule, and costs. The role requires measuring project performance using internal systems and techniques, assigning tenant work orders to appropriate teams or vendors, and developing business processes for effective vendor management. The Commercial Property Manager must manage situations outside the typical scope of a real estate professional, think creatively, address problems through risk management, and present recommendations to the Senior Asset Manager. Participation in annual budget preparation is also a key duty.
