About The Position

This rapidly growing General Contractor in Northeast Ohio is seeking a Project Manager to join their Construction Project Management Team. The company has experienced year-over-year growth since its inception, with over 90% of projects for repeat clients. They are licensed in 48 states and serve clients nationwide. A Project Manager is responsible for the overall management and project reporting of specific construction project(s). This role provides leadership and is accountable for assistant project managers, superintendents, subcontractors, materialmen, scheduling, and budgets/financials associated with their project(s). The position involves retail space commercial work, with average project sizes ranging from $800K to $1.5M.

Requirements

  • At least 7 years of commercial construction building experience.
  • Thorough knowledge of construction cost, scheduling, estimating, and engineering principals and techniques, as well as accounting principles.
  • Familiar with various construction methods and materials, their characteristics, installation procedures and tolerances.
  • Strong computer skills and familiarity with Microsoft office suite of programs.
  • Very strong English oral and written communication skills.

Responsibilities

  • Uphold and represent all company values and ethics.
  • Hold an exceptional understanding of company policy, procedures, and software(s).
  • Provide leadership, training, and mentorship for assistant project managers.
  • Create and maintain front end client communication on assigned projects.
  • Communicate with the Architect / Engineer of Record on design intent and construction recommendations.
  • Manage and participate in estimating efforts and bid solicitation.
  • Qualify subcontractor proposals and material quotes.
  • Prepare and submit formal proposals. This includes, but is not limited to, coordinating bid review presentation with Senior Project Manager and Executive team.
  • Submit contract requests to Compliance and Accounts Receivable Departments.
  • Assemble project financials in company software.
  • Create and distribute construction duration schedules as well as consistent schedule updates to clients, subcontractors, and fellow team members throughout the course of construction.
  • Monitor project progress, scheduling, budgets, and offer support to field staff.
  • Successfully award subcontract agreements and procure all required materials via purchase orders. This includes, but is not limited to, buy-out review with Senior Project Manager prior to project commencement and creation of specific subcontractor scopes of work.
  • Create billing applications in company software.
  • Work closely with accounting department on accuracy and timeliness of pay application submittal dates.
  • Review and approve subcontractor and materialmen pay applications and invoices.
  • Ensure profitability measures are consistently met on every project.
  • Schedule and maintain communication with clients throughout the duration of construction. This includes weekly client conference calls or meetings.
  • Provide Senior Project Manager and Executive team with clear project reporting and updates.
  • Successfully compile and submit required closeout documents. This includes, but is not limited to, completing projects punch lists with client or representative.
  • Contribute to business development efforts through client relationships.
  • Implement corrective measures for project issues so as to minimize company exposure.
  • Foster and develop current policies and procedures for improvement.
  • Successfully operate in multiple disciplines and phases of projects simultaneously.
  • Ensure proper time management and prioritization of tasks are being implemented by self and project team.
  • Perform consistent and timely review of pending accounts payables as well as submission of accounts receivables.
  • Ensure projects are consistently meeting and exceeding profitability marks.
  • Perform periodic site visits to ensure progress, safety, and overall success of the project are upheld.
  • Ensure job processes are followed in accordance with company policy and procedures.
  • Proactively monitor progress of projects through updated schedules, reports, and cost analysis.
  • Successfully complete a timely closeout of each project. This is to include, but not be limited to, timely and accurate final billing and all closeout documents to be submitted within two weeks of substantial completion date.
