About The Position

The Chief Engineer serves as a lead team member for the assigned property or properties, taking initiative and maintaining a high level of professionalism while meeting tenant needs and supporting the Engineering Team’s goal of 100% uptime. The role is responsible for operating and maintaining mechanical, electrical, plumbing, and fire/life safety equipment and systems, and for directing, training, and supporting Building Engineers in hands-on troubleshooting and equipment operations.

The Chief Engineer works with the property management team to develop and maintain repair and maintenance budgets and long-range capital plans, oversee property operations and preventive maintenance, and maintain safe, clean, and compliant building conditions. The position also manages tenant maintenance needs, vendors, capital projects, and engineering staff, including scheduling for 24/7 emergency coverage.

Requirements

• Initiative, a solutions-oriented attitude, and good communication skills.
• Technical mechanical knowledge and proficiency.
• Ability to assess the urgency of repairs and prioritize work.
• Minimum high school diploma or GED equivalent.
• 10+ years of related experience operating mechanical, electrical, and plumbing systems in a commercial property setting.
• Universal CFC certification.
• Experience operating, maintaining, and performing basic repairs on HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems.
• Knowledge of energy management systems, energy reduction techniques, and operations.
• Knowledge of front-end Building Automation Systems.
• Thorough knowledge of building systems operations, maintenance, and repair.
• Basic computing skills in Outlook, Excel, and Word.
• Ability to stoop, stand, and climb; frequently lift at least 50 pounds of equipment; and safely install rigging and lifting devices.
• Ability to crouch and reach to install or move equipment by bending forward at the waist or bending the legs and spine.
• Must successfully complete background screening.

Responsibilities

• Develop, implement, and maintain annual repair and maintenance budgets and long-range capital improvement plans with the property management team.
• Work with the design team to develop safe, efficient, effective projects within budget; evaluate project costs, including materials, labor, and schedule.
• Oversee property operations to protect, maintain, and improve asset value; evaluate property needs and recommend improvements.
• Develop and implement strategies to address operational and compliance challenges.
• Create, document, and implement preventive maintenance and repair programs, including systems for recording preventive maintenance efforts.
• Maintain the safety, cleanliness, and integrity of building areas, systems, and equipment.
• Oversee condition and preventive maintenance programs for HVAC and duct systems, fire protection and sprinkler systems, plumbing, vertical transportation, electrical equipment, and other key asset systems.
• Conduct regular site inspections to assess property condition, compliance, and administration.
• Oversee annual building systems inspection, testing, and maintenance requirements and promote peak-efficiency operation of property components.
• Manage property insurance exposures and ensure common areas are safe for public access.
• Respond to emergencies promptly, request assistance as needed, and test, maintain, and restore emergency system components to working order.
• Ensure emergency procedures comply with local jurisdiction and property management guidelines.
• Coordinate with property management to complete landlord work, deliver tenant spaces, and support tenant openings.
• Maintain professional, courteous relationships with tenants and ensure engineering staff do the same.
• Ensure tenant maintenance requests are completed promptly and tracked.
• Ensure tenants comply with lease requirements for preventive and ongoing maintenance.
• Select contracted services by developing scopes of work, requesting bids, and monitoring performance against scopes and contracts.
• Keep projects within budget and projected schedules.
• Monitor service provider performance and take action to ensure expectations are met or exceeded.
• Ensure compliance with applicable building, city/county, and safety codes and regulations.
• Manage the engineering team, including assigning work and providing supervision and direction.
• Maintain monthly staffing schedules and ensure 24/7 emergency coverage.
• Manage staff development and skills-building initiatives.
