Capital Project Manager

Phillips Academy•Andover, MA
•$95,000 - $107,000

About The Position

Phillips Academy seeks a Capital Project Manager to join its Capital Projects Team. The role manages assigned capital construction projects from scope development and budgeting through contracting, planning, construction, accounting, and closeout coordination. The manager hires and oversees consultants and contractors, works with town and state agencies, coordinates stakeholders across campus, and manages project schedules and disruptions to Academy operations. The position emphasizes exterior building-envelope work, including roofing, windows, siding, masonry, and the evaluation, maintenance, and replacement of historic facades. The manager also reviews facilities and identifies maintenance and renovation needs, responds to roof leaks, and ensures work meets Academy standards for quality and cost effectiveness. The position requires at least five years, preferably ten, of relevant construction project management experience as an owner's representative for a comparable nonprofit institution. Alternatively, seven years of direct construction-industry experience with contract negotiations, invoicing, and subcontractor oversight may substitute for owner's-representative experience. A professional degree in architecture or engineering is preferred; professional trade experience plus ten years working in a construction trade with direct managerial experience of tradesmen may substitute. Experience with historic preservation, MEPFP systems, and complex situations is preferred. The role requires year-round site monitoring in New England weather, including climbing staging and ladders, entering trenches, and certification for confined-space areas. Some weekend work may be required. Phillips Academy offers competitive benefits; salary is commensurate with experience.
