About The Position

Jokake’s goal is to be the complete real estate solution for our customers. The Business Development Manager assists in achieving this goal by utilizing a service sales approach to initiating, expanding, and maintaining strong networks and relationships with current and potential clients, designers, commercial real estate individuals and groups, and related firms to generate new and continuing business. These skills, along with a diverse knowledge of the industry, sales, and a client-focused approach, ensure the Business Development Manager will successfully meet the needs of the organization, clients, partners and Jokake.

Requirements

  • Bachelor's degree in business, sales, or a related field from an accredited academic institution.
  • Minimum 3-5 years of relevant work experience.
  • Experience working within a documented Service sales strategy and “closing the deal” mentality.
  • Ability to present and comfortably speak publicly in small or large groups, in formal or informal settings.
  • Skillset to negotiate and positively influence others.
  • Intuitively provides a high level of service after the sale while communicating with various related audiences.
  • Ability to work in a cross-functional, collaborative, team-based environment.
  • Ability to learn quickly, adapt and flex in response to competing business demands and changing priorities.
  • Ability to communicate professionally and effectively through all mediums, to staff, management, business partners, clients, and visitors.
  • Motivated, proactive and comfortable making decisions with little to no supervision.
  • Ethical, trustworthy and must always be able to maintain confidentiality.
  • Ability to meet strict deadlines with a high attention to detail and low tolerance for errors.
  • Ability to multitask in a high volume, fast paced environment.

  • Experience managing processes or procedures.

Nice To Haves

  • Experience working within a General Contractor or in the construction industry is a plus.
  • Experience working within a 6–12-month sales cycle is preferred.
  • Business to business sales competencies are a plus.
  • Knowledge of the commercial real estate market and the associated key stakeholders.
  • Understanding of deal workflow of the 6-12 month sales cycle.
  • Experience working with various types of commercial real estate related contracts.
  • Experience working within a Customer Relationship Management system.
  • Basic knowledge of commercial construction related concepts is a plus.

Responsibilities

  • Utilize a service sales approach to initiating, expanding, and maintaining strong networks and relationships with current and potential clients, designers, commercial real estate individuals and groups, and related firms to generate new and continuing business.
  • Manage key client relationships and work to build new ones to identify and develop new business opportunities.
  • Create strategic relationships with market influencers i.e., brokers, architects, property managers and all other related partners.
  • Provide quick, high-level strategies and estimates of a project's cost, timeline, and resources before detailed planning begins.
  • Develop high-level budgeting for target clients and action plans for identifying and solidifying potential projects.
  • Evaluate existing partnerships and efforts to constantly be developing a solid client list as the markets change.
  • Work closely with marketing and project management teams to develop and maintain client relationships as well as execute potential and current construction projects.
  • Track emerging markets and trends and acts or makes recommendations to leadership based on analysis.
  • Help to shape the company’s long-term objectives and determine plans for how to meet them.
  • Serve as a point of contact for coordination with business development related strategic alliances, consultants, and clients.
  • Develop internal and industry related relationships to increase potential growth and success.
  • Track leads and pursuits and follow-up accordingly.
  • Facilitate discussions with project team leaders to determine go/no-go on pursuits.
  • Create Business Development budget and business/action plan for each year for review by President.
  • Continue Owner relationship throughout duration of project acting as Client Liaison.
  • Attend appropriate proposal meetings and debrief client meetings, as well as networking events during and outside of business hours.
  • Set and conduct client debrief meetings on lost projects and provide internal team with feedback.
  • Active participation in industry and sector related organizations and associations.
