About The Position

Life Time is a healthy way of life company operating 180+ athletic clubs across the United States and Canada. The Furniture, Fixtures & Equipment (FF&E) team supports LT Athletic, LT Work, CapEx, and LT Living — partnering with Design Project Teams to manage specifications, procurement, vendor relationships, and installation for every club location. This role sits within a team responsible for the full asset lifecycle: from new asset selection and strategic vendor development to logistics and ongoing fleet management across the Life Time network. Position Summary The Business Analyst for Furniture, Fixtures & Equipment (FF&E) plays a key role in analyzing, optimizing, and reporting on the performance of Life Time's FF&E asset portfolio across 180+ club locations. Sitting at the intersection of asset management, financial analysis, and operational strategy, this role partners closely with FF&E Project Teams, Strategic Sourcing, CapEx, Finance, and Club Operations to deliver data-driven insights that guide investment decisions, vendor performance, and long-range asset planning. The ideal candidate combines strong analytical skills with business acumen and the ability to communicate clearly across functional teams — translating complex data into actionable recommendations that drive club quality and member experience.

Requirements

  • Bachelor's degree in Business Administration, Finance, Economics, Supply Chain, Computer Science, or a related field.
  • 2–4 years of experience in business analysis, financial analysis, or a related analytical role.
  • Proficiency in SQL for querying and combining data from multiple sources; experience with Python or R a plus.
  • Experience with data visualization platforms (e.g., DOMO, Tableau, Power BI) to build dashboards and communicate business insights.
  • Strong Excel/Google Sheets skills, including financial modeling, pivot tables, and scenario analysis.
  • Familiarity with asset and work order management systems (e.g., ServiceChannel) and financial/ERP business systems.
  • Strong analytical and critical thinking skills with a track record of translating data into actionable business insights.
  • Excellent communication and interpersonal skills; able to present complex findings clearly to diverse audiences.
  • Highly organized with strong project management instincts — comfortable managing multiple workstreams and priorities simultaneously.
  • Collaborative team player with a proactive mindset and the ability to work independently with minimal direction.

Nice To Haves

  • Prior experience in facility management, asset management, retail operations, or a multi-site environment strongly preferred.
  • Knowledge of asset management, procurement, or supply chain best practices a plus.

Responsibilities

  • Conduct in-depth analysis of Life Time's FF&E asset portfolio — furniture, fitness equipment, accessories, and supplies — across all new and existing club locations.
  • Develop and maintain Asset Portfolio Reviews that assess overall asset condition, prioritize refresh needs, and support CapEx investment recommendations.
  • Build and manage financial models to track asset lifecycle costs, replacement cycles, and total cost of ownership.
  • Partner with FF&E Project Teams to support installation planning, scope management, and budget tracking for new club openings and CapEx projects.
  • Synthesize findings into clear strategic recommendations for senior leadership on prioritized capital investments.
  • Design and deliver Vendor Performance Reviews with KPIs that measure delivery, quality, compliance, and cost — informing strategic sourcing decisions and contract negotiations.
  • Partner with Strategic Sourcing to evaluate vendor bids, analyze quote comparisons, and build market-based benchmarks for FF&E categories.
  • Monitor vendor performance trends and surface insights that drive accountability and continuous improvement.
  • Design and maintain automated dashboards and reports covering monthly financial trends, budget-to-actual tracking, and long-range planning for FF&E programs.
  • Generate comprehensive reports that provide actionable insights to FF&E leadership, Finance, and senior management.
  • Establish standardized reporting processes to ensure consistency and scalability across club programs and analytical toolsets.
  • Conduct ad hoc financial analysis to evaluate trade-offs and inform key business decisions related to asset selection, logistics, and program investments.
  • Gather, integrate, and analyze data from multiple sources including asset management systems, ERP/financial platforms, and work order management tools (e.g., ServiceChannel).
  • Develop KPIs, metrics, and calculations that accurately reflect FF&E program performance and help shape operational behaviors across club and vendor teams.
  • Ensure scalability of analytical solutions across Life Time's toolset, including DOMO or equivalent data visualization platforms.
  • Partner with Club Leadership, Finance, Property Development, and Operations to align FF&E asset strategies with overall business goals.
  • Collaborate with peer analysts across Asset Management, Energy, Construction, and other club business lines to ensure cohesive, consistent reporting.
  • Communicate findings and analytical insights clearly to both technical and non-technical stakeholders at all levels of the organization.
