About The Position

Under the direction of the supervisor, respond to all Building Automation System (BAS) and Fire System (FS) alarms as they occur. Take appropriate action to ensure human and animal safety, while minimizing potential damage to mechanical equipment. This role involves diagnosing and repairing complex control system malfunctions, performing maintenance and calibration of pneumatic and direct digital control devices, and making minor software and/or hardware adjustments to the BAS. The technician will also modify control system schematics, perform routine reports, and conduct self-study to maintain technical proficiency. Additionally, this position involves recommending HVAC and BAS design improvements, performing annual testing of steam condensate traps, conducting field surveys during project renovations, advising on potential difficulties of mechanical systems, and ensuring energy saving initiatives are engaged. The role also includes backing up Maintenance Mechanics and performing preventative maintenance or repairs on building systems.

Requirements

  • Associate’s degree
  • 7 years of experience
  • Knowledge of safety practices, emergency procedures, operations and maintenance, risk management, planning and evaluation.
  • Task management, coordination, and problem solving skills.
  • Ability to detect and translate speech or other communication.
  • May occasionally require the ability to distinguish colors and perceive relative distances between objects.

Responsibilities

  • Respond to all Building Automation System (BAS) and Fire System (FS) alarms as they occur.
  • Take appropriate action to ensure human and animal safety, while minimizing potential damage to mechanical equipment.
  • Prioritize and take appropriate actions on all Fire and BAS alarms, especially those associated with Bio Safety Level-3 exhaust and room pressures, IT data center cooling systems, lab exhaust, and animal housing environment.
  • Diagnose and repair complex control system malfunctions.
  • Perform maintenance and precise calibration of pneumatic and direct digital control devices on multiple complex building control systems, including Digital System Controllers, Application Specific Controllers, and Programmable Logic Controls.
  • Make minor software and/or hardware adjustments to the BAS to keep systems functioning efficiently and within design parameters.
  • Modify control system schematics and ladder logic diagrams as needed.
  • Perform routine BAS offline, override, and alarm status reports.
  • Modify BAS trend log feature to pinpoint system deficiencies.
  • Conduct an on-going self-study to maintain a high technical proficiency related to the maintenance and troubleshooting of critical building systems.
  • Recommend HVAC and BAS design improvements.
  • Perform annual testing of steam condensate traps for proper operation.
  • Perform field surveys during planning stages of project renovations.
  • Advise of potential difficulties or deficiencies of mechanical systems or utilities.
  • Ensure energy saving initiatives are engaged, especially during off-hour shifts.
  • Back-up the Maintenance Mechanics and perform preventative maintenance or repairs on multiple building systems.
