About The Position

Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate-level building operator responsible for providing operational and technical support as a member of a building operations team. The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Requirements

  • 4th Class Power Engineer certificate is required.
  • Advanced BMS training or experience.
  • Intermediate-level skills in Yardi are required.
  • Minimum of 3 years of direct work experience in a junior or intermediate position in commercial high-rise building operations.
  • A valid driver's license.
  • Intermediate-level skills in Microsoft Office.
  • Ability to communicate effectively and professionally, both orally and in writing, with all levels within the company; mature and self-motivated team player who is committed to personal growth and ethical integrity.
  • Ability to allocate one's time effectively and manage tight deadlines.
  • Ability to work under pressure and achieve quality results.
  • Ability to handle multiple demands and competing priorities.
  • Adaptable to new ideas and able to embrace change.
  • Results- and detail-oriented.
  • Able to work within an environment subject to moderate to high levels of stress in emergency or conflict situations; on occasion, required to perform repairs or maintenance in inclement weather or uncomfortable environmental conditions; may be required to attend to or provide direction during after-hours emergency situations; requires the ability to exert moderate physical effort and to move quickly in emergency situations; able to thrive within a busy working environment.

Responsibilities

  • Respond to tenant service requests, providing excellence in customer service.
  • Assist building supervisors, maintenance mechanics, and building superintendents with installation and repair of mechanical systems.
  • Install, repair, and maintain climate control and other mechanical systems within a building or portfolio.
  • Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
  • Perform general maintenance, including housekeeping tasks such as sweeping, litter pickup, and shoveling.
  • Assist with environmental assessments and reporting.
  • Participate in the corporate occupational health and safety program.
  • Assist with waste, recycling, and hazardous materials issues.
  • Monitor computerized BAS and IBMP control systems.
  • Assist with insurance and risk management inspections, remedial actions, and reporting.
  • Remain current and up to date with new industry practices, legislative changes, and new technologies.
  • Be available for on-call/standby duty and emergency call-outs as required.
  • Perform other duties as assigned.
  • Ensure operations records, files, and documentation are maintained in an orderly, accurate, and timely fashion.
