About The Position

Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate level building operator responsible for providing operational and technical support as a member of a building operations team. The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Requirements

  • 4th Class Power Engineer (or equivalent) or in process of attaining
  • Minimum of 3 years direct work experience in junior or intermediate position in commercial high rise building operations
  • Valid driver's license
  • Intermediate level skills in Microsoft Office
  • Maintains the ability to exert moderate physical effort and can move quickly in emergency situations
  • Able to communicate effectively and professionally across all levels of the organization as a self-motivated team player committed to personal growth and ethical integrity
  • Able to effectively manage tight deadlines, work under pressure, and handle multiple priorities; able to work in emergency or conflict situations that may involve uncomfortable working conditions
  • Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion
  • Able to solve problems and achieve goals using logical and strategic approaches

Responsibilities

  • Assisting building supervisors, maintenance mechanics and building superintendents with installation and repair of mechanical systems
  • Installing, repairing and maintaining climate control and other mechanical systems within a building or portfolio
  • Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems
  • General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing
  • Assisting with environmental assessments and reporting
  • Participating in corporate occupational health and safety program
  • Assisting with waste, recycling and hazardous materials issues
  • Monitoring of computerized control systems
  • Responding to tenant service requests
  • Assisting with insurance and risk management inspections, remedial actions and reporting
  • Remaining current and up to date with new industry practices, legislative changes and new technologies
  • Other assigned duties
