About The Position

Reporting to the Operations Supervisor, the Building Operator, Level 2 is an intermediate level building operator responsible for providing operational and technical support as a member of a building operations team. The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Requirements

  • Valid 4th Class Power Engineer Certificate / Building Operator Certificate in good standing with ABSA Plus
  • A minimum of 3 years’ direct work experience in junior or intermediate positions in commercial high-rise building operations
  • Strong mechanical aptitude with hands-on experience performing minor repairs and maintenance
  • Ability to read and interpret basic building drawings, equipment manuals, and safety documentation
  • Ability to communicate effectively and professionally, both oral and written and responding to tenant service requests promptly and professionally, maintaining a high level of customer service
  • Ability to lift, move, and carry equipment, tools, and supplies up to 50 lbs
  • A valid driver’s license
  • Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion
  • Strong problem-solving skills with the ability to apply logical, fact based reasoning to resolve challenges effectively

Responsibilities

  • Installing, repairing and maintaining climate control and other mechanical systems within a building or portfolio
  • Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, roofing and life safety systems
  • Assisting with environmental assessments and reporting
  • Perform chemical testing of open and closed loop systems. Add as required
  • Perform floor checks i.e. plumbing, HVAC checks via Kode labs Platform FDD, FTT
  • Participating in corporate occupational health and safety program
  • Monitors BAS, responds to alarms, and assists with troubleshooting comfort, mechanical, and control system issues
  • Responding to tenant service requests
  • Remaining current and up to date with new industry practices, legislative changes and new technologies
  • Overtime will be required for scheduled maintenance, equipment repairs and building infrastructure testing
  • Be available on a regular on call rotation, conduct after-hour boiler checks, and assist in after-hours emergencies when required
  • Other duties as assigned
