The Building Operator position is a unionized position and typically reports directly to the Contract Manager. Their primary focus is safe and efficient operation of the facility, ensuring availability of supplies for maintenance of system equipment, and diagnosing trouble calls and developing action to be taken.

Requirements

  • 4th or 3rd Class Operating Engineer certificate required with extensive experience in BAS and HVAC systems
  • Building Operator with 2 years’ facilities maintenance and operations experience.
  • Strong technical capabilities in building systems and equipment.
  • Heating & cooling systems, safety & compliance, and diagnostic tools knowledge.
  • Basic HVAC and plumbing skills.
  • Excellent customer service skills in ensuring client requests are responded to professionally and promptly.
  • Must be able to work in confined spaces and/or working at heights.
  • Bending and lifting (under 30kg) required.
  • Valid driver’s license is required.
  • Must obtain and maintain a valid Reliability Clearance (Canadian Citizen or Permanent Resident of 5 years).

Nice To Haves

  • Bilingual English-French is an asset.

Responsibilities

  • The design and implementation of custom control applications
  • Troubleshoot BAS programming
  • Provide BAS support network support as required
  • Perform shift tours and log readings
  • Start-up/shut down major building equipment
  • All water treatment duties
  • Diesel, fire alarm, life safety tests
  • Air balancing
  • AHU maintenance and alignment
  • Heat pump servicing and trouble shooting
  • Alignment of pumps and couplings
  • Minor repairs to pneumatic equipment
  • All aspects of the heating ventilation and air conditioning systems
