About The Position

This position is responsible for supervising and performing maintenance and repair work on county buildings. The work consists of duties in the supervision and performance of building maintenance and repair activities. Multiple project priorities complicate the work. The purpose of this position is to maintain county buildings in a functional, safe and attractive condition. Successful performance creates a safe, comfortable environment for county employees and the general public.

Requirements

  • Knowledge of the standard practices, methods, materials and tools of general building maintenance.
  • Knowledge of federal, state and local building codes and safety regulations.
  • Knowledge of plumbing, electrical, painting, heating, ventilation, air conditioning, carpentry and masonry maintenance and repair.
  • Knowledge of county personnel and purchasing procedures.
  • Skill in inventory management.
  • Skill in management and supervision.
  • Skill in the use of a variety of power, hand and bench tools.
  • Skill in drafting and reading blueprints.
  • Skill in estimating the cost of repair work and preparing bid specifications.
  • Ability to read, write and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent.
  • Experience sufficient to thoroughly understand the diverse objectives and functions of the subunits in the division/ department in order to direct and coordinate work within the division/department, usually interpreted to require three to five years of related experience.

Responsibilities

  • Plans and directs the maintenance and repair of county buildings and grounds by performing or overseeing the completion of plumbing, electrical, painting, heating, ventilation, air conditioning, and carpentry work.
  • Schedules, supervises, and inspects the work of building maintenance employees; maintains records of time worked and leave balances.
  • Coordinates the contracting process: writes specifications, selects contractors, and monitors contractor performance.
  • Prepares the annual operating budget; monitors expenditures under the current budget.
  • Supervises an inventory of maintenance supplies, equipment and materials.
  • Meets with personnel from other county departments to develop work projects; prepares cost estimates.
  • Performs minor drafting work to prepare for projects.
  • Hires, trains, disciplines and evaluates the work of personnel.
  • Monitors and adjusts building temperatures.
  • Assists employees with technical electrical problems.
  • Performs a variety of maintenance and repair work as needed.
  • Tours facilities to locate maintenance problems.
  • Coordinates work with state inspectors.
  • Plans for future maintenance needs.
  • Prepares reports, payroll transmittals, and supply requisitions.
  • Develops materials lists for projects, requisitions needed supplies, and approves all purchase orders.
  • Coordinates the removal of hazardous materials and surplus items; trains employees in hazardous materials safety procedures.
  • Performs other related duties as assigned.
