About The Position

The Building Engineer is responsible for maintaining the operational integrity and aesthetic appeal of residential and multi-family properties. This role involves regular inspections of common areas, equipment, and building systems, performing necessary repairs, and collaborating with management and maintenance staff. The position requires adherence to company policies and a commitment to providing a safe and well-maintained environment for residents.

Requirements

  • Demonstrated trade skills in HVAC.
  • Ability to interpret and understand maintenance manuals.
  • Proven experience as an assistant building engineer.
  • Valid Stationary Engineer License for State or City of position location (i.e., IL or City of Chicago).
  • Strong verbal and written communication skills.

Responsibilities

  • Conduct regular meetings with the manager to discuss and prioritize tasks.
  • Inspect landscaping and high-visibility common areas, including elevators, lobby, laundry room, and pool (seasonal).
  • Inspect boiler room, HVAC systems, and compactor room for equipment operation and cleanliness.
  • Examine mechanical rooms and perform minor or major repairs after consultation with the manager.
  • Complete assigned tasks, including work orders for common areas and service requests for individual units.
  • Meet with maintenance staff for task review and inspection.
  • Inspect and adjust temperature controls and gauges.
  • Evaluate security and fire alarm panels.
  • Check circulating pumps for domestic hot water and cool water booster pumps for required pressure levels.
  • Adhere strictly to attendance requirements.
  • Undertake additional tasks as assigned.
