BIM Manager

TensorWave•Las Vegas, NV

About The Position

TensorWave is seeking a BIM Manager to coordinate, govern, and maintain Building Information Models across its data center portfolio. The role supports greenfield development, facility expansions, renovations, and AI infrastructure deployments. It establishes company-wide BIM standards, promotes consistency across projects and design partners, and implements formal model review and approval gates throughout design and construction. The BIM Manager works with mechanical and electrical engineering teams, architects, consultants, contractors, equipment vendors, and commissioning personnel to produce coordinated, accurate, construction-ready deliverables. The position supports scalable data center development, including high-density AI and HPC environments, direct-to-chip liquid cooling, and mission-critical power and cooling infrastructure.

Requirements

  • Five or more years of BIM coordination, VDC, or multidisciplinary design coordination experience.
  • Experience coordinating complex MEP systems in data centers or other mission-critical facilities.
  • Proficiency with Autodesk Revit, Navisworks Manage, and a common data environment or model coordination platform.
  • Experience developing or implementing BIM execution plans, modeling standards, clash detection processes, and issue tracking workflows.
  • Ability to interpret engineering drawings, specifications, equipment submittals, and construction documentation.
  • Strong understanding of mechanical and electrical infrastructure and constructability requirements.
  • Demonstrated ability to coordinate multidisciplinary teams, track issues, and enforce project deliverable requirements.

Nice To Haves

  • Experience supporting hyperscale data centers, neocloud providers, AI infrastructure, or HPC facilities.
  • Experience establishing BIM governance and standards across multiple projects or facilities.
  • Familiarity with direct-to-chip liquid cooling, CDUs, immersion cooling, and high-density electrical distribution.
  • Experience implementing formal model review gates and design release criteria.
  • Knowledge of prefabrication, modular construction, commissioning, and digital asset handover.
  • Familiarity with Autodesk Construction Cloud, BIM Collaborate Pro, or comparable platforms.

Responsibilities

  • Develop, implement, and maintain company-wide BIM standards, modeling guidelines, naming conventions, coordinate systems, and model deliverable requirements.
  • Establish standardized BIM execution plans and information exchange protocols for greenfield, expansion, retrofit, and capacity augmentation projects.
  • Maintain standardized data center model templates, equipment families, typical details, and reusable design components.
  • Define model development, coordination, and information requirements for each project phase, and establish model quality, clash detection, issue resolution, and acceptance criteria.
  • Ensure consultants, architects, contractors, and equipment vendors comply with company BIM standards and project requirements; audit models and incorporate lessons learned into standards.
  • Support a scalable digital delivery framework that improves consistency and accelerates data center deployment.
  • Coordinate mechanical, electrical, plumbing, structural, architectural, civil, and technology models, including model federation, clash detection, issue tracking, and resolution.
  • Maintain model integrity, version control, shared coordinates, and common data environment protocols.
  • Facilitate coordination meetings and resolve spatial conflicts affecting installation, operation, maintenance, and future expansion.
  • Ensure coordinated models align with approved engineering documentation, specifications, equipment submittals, and project requirements.
  • Establish and administer formal BIM review gates at applicable project milestones, define model readiness criteria, and coordinate documented reviews and approvals.
  • Verify that critical clashes, discrepancies, access constraints, and system interface conflicts are resolved or formally dispositioned before milestone approval.
  • Maintain a model review register and auditable records of reviews, issues, corrective actions, approvals, deviations, exceptions, risks, and final acceptance.
  • Coordinate conflicts between models, drawings, specifications, equipment submittals, and field conditions; escalate unresolved critical issues.
  • Ensure materially revised models are re-reviewed and revalidated, and coordinate model release status with project management, procurement, construction, and commissioning teams.
  • Coordinate mission-critical mechanical and electrical infrastructure, including cooling systems, pumps, piping, valves, heat exchangers, CDUs, electrical distribution, switchgear, transformers, UPS systems, busways, generators, cable trays, and utilities.
  • Coordinate direct-to-chip liquid cooling where applicable; verify equipment footprints, access clearances, service zones, replacement paths, and maintenance requirements.
  • Coordinate high-density rack layouts and IT infrastructure interfaces with facility power and cooling systems, and identify conflicts involving congestion, utilities, structural penetrations, and installation requirements.
  • Coordinate facility layouts for changing AI and HPC rack densities, power needs, and cooling architectures; develop reusable components and reference layouts for deployment across sites.
  • Coordinate phased construction and expansion strategies and identify spatial or utility constraints affecting deployment schedules or future capacity.
  • Provide coordinated model deliverables for construction, installation sequencing, field coordination, prefabrication, and modular construction planning.
  • Coordinate model updates resulting from approved design changes and field conditions, and verify that construction teams use approved model versions.
  • Coordinate model information with equipment submittals, installation requirements, testing plans, and commissioning activities.
  • Ensure final record models incorporate approved changes and meet owner handover requirements.
  • Establish model and asset information requirements for handover to data center operations and facilities management.
  • Coordinate equipment identifiers, asset schedules, and maintenance information where required, and support integration with asset management, CMMS, and digital twin platforms.
  • Monitor model quality, clash resolution, review-gate compliance, and delivery milestones; improve standards, templates, and review processes based on recurring issues.
