About The Position

The Assistant Maintenance Manager/Supervisor assists the Maintenance Manager in maintaining the physical integrity of the community at all times. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. In the absence of the Maintenance Manager, the Assistant Maintenance Manager will assume all maintenance responsibilities.

Requirements

  • High School diploma or equivalent.
  • Ability to read and write English correctly and fluently.
  • Ability to accurately perform basic to intermediate mathematical functions.
  • Minimum of two to three years previous experience in property management maintenance, other building maintenance or related trade.
  • Minimum of one year previous supervisory experience is preferred.
  • Must be able to diagnose problems with and repair major appliances.
  • Must be able to diagnose problems with and repair HVAC.
  • Must be able to diagnose problems with and repair basic - intermediate plumbing (when no license required).
  • Must be able to diagnose problems with and repair basic - intermediate electrical (when no license required).
  • Must be able to diagnose problems with and repair sheetrock.
  • Must be able to diagnose problems with and repair general carpentry.
  • Must be able to diagnose problems with and repair pool care (if required by property).
  • Must be able to diagnose problems with and repair gutters/roofing (all roofing work will be completed by licensed, insured contractors).
  • Must be able to diagnose problems with and repair wallpaper/painting.
  • Ability to deal well with people.
  • Good verbal and written communication skills.
  • Strong customer service orientation.
  • Familiarity with online service requests software
  • Basic computer skills, specifically knowledge of Microsoft Office products
  • Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees.
  • EPA certifications for refrigerant recycling and at a minimum, Type I & Type II certifications.
  • CPO – Certified Pool Operator certification – if required by property
  • Valid Driver's license and insurance.
  • Black Seal – if required by property
  • Other licenses and certifications as required by state or local law.

Nice To Haves

  • Technical Certification a plus.

Responsibilities

  • Ensure that the physical condition of the property is maintained according to company operating and safety standards.
  • Ensure that service requests and repairs are made correctly and in a timely manner
  • Assist Maintenance Manager with organizing and prioritizing service requests and general maintenance tasks.
  • Assist Maintenance Manager with overseeing turn-key operation and ensuring that vacant units are made rent-ready in a timely manner. Perform turn-key work as required.
  • Assist Maintenance Manager with scheduling and supervising other maintenance staff and the work performed by outside contractors.
  • Assist Maintenance Manager with maintaining a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required using standard purchase order system and proper bidding procedures.
  • Assist Maintenance Manager with preparing staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
  • Assist Maintenance Manager with maintaining a preventative maintenance program that minimizes emergency repairs and service requests.
  • Adhere to the company's safety programs, policies and procedures. Maintain the hazard communications program. Teach and promote safe work practices among on-site staff.
  • Assist with maintaining all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.
  • Snow removal including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor.
  • Must be punctual & reliable.
