About The Position

Habit Burger & Grill is seeking an Associate Facilities Manager to support the repair, maintenance, renovation, and overall asset condition of our restaurant portfolio and operations. This position serves as a primary facilities resource for restaurant Operations, supporting repair and maintenance, vendor management, preventative maintenance, facility inspections, remodel projects, and new restaurant turnover. The Associate Facilities Manager will develop a strong understanding of Habit’s restaurant design standards, equipment, building systems, and operational requirements to make timely, cost-conscious, and effective facilities decisions. A significant portion of the workday will be spent managing repair and maintenance activity through ServiceChannel and communicating with restaurant teams, internal stakeholders, and service providers.

Requirements

  • Three or more years of facilities management, repair and maintenance, construction, restaurant operations, or related experience preferred; multi-unit restaurant or retail facilities experience strongly preferred.
  • Experience managing third-party service providers, contractors, and repair and maintenance programs preferred; CMMS/work-order platform experience preferred, with ServiceChannel experience a plus.
  • Working knowledge of HVAC, refrigeration, plumbing, electrical, mechanical, roofing, kitchen equipment, and general building systems; familiarity with OSHA, ADA, NFPA, life-safety, building, and fire code requirements preferred.
  • Ability to read and interpret construction documents, building plans, scopes of work, specifications, proposals, and facility reports.
  • Strong vendor-management, negotiation, organizational, troubleshooting, project-management, written communication, and verbal communication skills; ability to work independently, prioritize competing demands, and exercise sound judgment.
  • Proficiency with Microsoft 365 applications, including Outlook, Excel, Word, Teams, and SharePoint, and ability to effectively use ServiceChannel, digital inspection tools, mobile applications, spreadsheets, and other facilities technologies.
  • Demonstrated customer focus, ownership, accountability, cost consciousness, attention to detail, and sense of urgency.
  • Valid driver's license and reliable personal vehicle available for regular business use are required for travel between restaurant locations, vendor sites, and project locations; ability to maintain automobile insurance and meet applicable company driving and vehicle requirements.
  • Employment eligibility to work with Yum! in the U.S. is required as the company will not pursue visa sponsorship for this position.

Responsibilities

  • Serve as a primary facilities contact for assigned restaurants and support Operations in maintaining safe, functional, and brand-compliant facilities, fixtures, furniture, equipment, and building systems.
  • Utilize ServiceChannel to manage work orders, proposals, vendor communication, asset history, invoices, and related activity. Approximately 60% or more of the workday may involve facilities systems and work-order administration.
  • Prioritize and monitor open work orders from dispatch through completion; review proposals for appropriate scope, pricing, and business need.
  • Maintain timely communication through Microsoft 365, Teams, ServiceChannel, and other approved business platforms.
  • Assist restaurant teams and vendors with troubleshooting HVAC, refrigeration, plumbing, electrical, mechanical, kitchen equipment, roofing, and general building issues.
  • Identify recurring repair trends and recommend preventative maintenance, corrective action, equipment replacement, or capital solutions.
  • Support urgent and after-hours facility issues as business needs require.
  • Identify, qualify, negotiate with, and manage regional and national service providers; monitor response times, pricing, quality, and Service Level Agreement (SLA) compliance.
  • Establish, manage, and track preventative maintenance programs, service agreements, and asset information.
  • Evaluate repair-versus-replacement decisions based on asset condition, repair history, operational impact, lifecycle cost, and budget.
  • Conduct annual and as-needed restaurant inspections, including interior, exterior, roof, and rooftop equipment reviews.
  • Document deficiencies using photographs, digital inspection tools, reports, and work orders and coordinate corrective action.
  • Identify opportunities to improve facility reliability and reduce operating costs without compromising safety, operations, guest experience, or brand standards.
  • Manage assigned restaurant remodels, refreshes, repairs, and facility improvement projects from planning through completion, including scopes of work and Requests for Proposal (RFPs) based on current Habit Burger Grill standards.
  • Coordinate contractor bidding, proposal review, scheduling, project execution, and required materials, fixtures, furniture, and equipment.
  • Coordinate with Operations to minimize disruption to restaurant operations and monitor contractor adherence to approved scope, schedule, quality, safety, and brand standards.
  • Perform project completion inspections and manage punch-list items through closeout.
  • Track project scope, budget, schedule, change orders, risks, invoices, and completion status using approved project-management tools and spreadsheets.
  • Support Construction and Operations during new restaurant completion and turnover, including pre-opening inspections using approved digital checklists.
  • Coordinate follow-up with Construction, contractors, vendors, and Operations.
  • Support the transition of new restaurants into ongoing facilities and preventative maintenance programs.
  • Manage assigned warranty repair items in partnership with the Construction Manager and track issues through completion.
  • Support facility needs related to restaurant growth, acquisitions, relocations, closures, conversions, and other portfolio changes.
  • Manage assigned repair and maintenance activities within established approval limits and budgets; review vendor proposals and invoices for scope, pricing, documentation, and coding.
  • Support repair and maintenance budgeting, forecasting, capital planning, and cost-control initiatives.
  • Maintain accurate records for work orders, inspections, preventative maintenance, warranties, vendors, and projects.
  • Partner with Restaurant Operations, Construction, Design, Development, Finance, Procurement, IT, Risk Management, and other internal stakeholders.
  • Communicate facility conditions, recommendations, project impacts, timelines, costs, and operational risks clearly and promptly.
  • Support departmental initiatives, process improvements, vendor programs, and special projects as assigned.
