About The Position

BKM Capital Partners is a growing firm and we are looking for hardworking professionals that want to grow with us. Located in our Newport Beach, California office, the Acquisitions Associate will play an integral role by supporting the acquisitions team in all aspects of the investment transaction process including deal sourcing, market analysis, financial analysis, due diligence, and internal investment reviews. The Acquisitions Associate will report to the Director of Acquisitions & Dispositions. This role is 100% in-office due to the collaborative nature.

Requirements

• Bachelor’s degree in Real Estate, Finance, Economics or other related business discipline
• Approximately 3-5 years of commercial real estate acquisitions or investment analysis experience
• Experience with financial modeling using Excel and Argus.
• Strong analytical and organizational skills.
• Excellent written and verbal communication skills.
• Demonstrates initiative, collaboration, and attention to detail.
• Knowledge of Central industrial markets; preferably in Texas and/or Chicago
• Demonstrates a positive and team-oriented attitude
• Ability to travel (approximately 10-20%) within the designated region
• Champion the use of AI and emerging technologies to improve process efficiency

Responsibilities

• Support the Director of Acquisitions & Dispositions to cover the Central US markets (Dallas, Houston, Austin, Chicago, Denver, Salt Lake, Indianapolis, Minneapolis). As needed, assist the East Coast markets team to cover Orlando, Miami and Atlanta.
• Assist in developing investment business plans by identifying value drivers and supporting value-add strategies.
• Assist with leasing, capital expenditure, financing, and exit assumption modeling.
• Prepare financial models and underwriting analyses utilizing Excel and Argus in partnership with the Financial Analytics team. Prepare cash flow models that will be utilized to value real estate investments.
• Conduct market research utilizing CoStar, broker relationships, and internal resources to identify market trends and comparable transactions.
• Support due diligence by reviewing leases, third-party reports, financing information, operating statements, and closing documents. Coordinate with the Transactions team throughout the acquisition process.
• Assist in preparing investment memoranda and investment committee memos for recommended acquisition opportunities.
• Support investor due diligence requests and assist with property tours when needed.
• Facilitate the transition of assets between the acquisitions and asset management team. Assist with portfolio performance reviews and monitor capital improvement progress. Make recommendations using Buy/Sell analysis.
• Assist with disposition and recapitalization activities including underwriting reviews and due diligence responses.
• Maintain accurate pipeline information and support departmental reporting.
• Assist new employees on the acquisition process and in the transfer of knowledge as the deal transitions through its lifecycle.
