About The Position
Morgan Properties is seeking an Assistant Service Manager to support their 405-unit Sherwood Crossing Community in Philadelphia, PA. This leadership role involves partnering with an experienced Service Manager to oversee maintenance operations and develop leadership skills. The ideal candidate will have strong HVAC knowledge, comprehensive maintenance experience, and prior multifamily leadership experience, with a passion for mentoring, problem-solving, and delivering exceptional resident service.
Requirements
- 2–3 years of multifamily maintenance experience
- Previous experience leading or mentoring maintenance team members in a multifamily environment
- Strong HVAC troubleshooting experience is required
- Well-rounded maintenance skills including appliances, electrical, plumbing, and general building maintenance
- Comfortable using smartphones, mobile work order applications, and computers
- Active, valid driver's license and reliable personal vehicle
- Ability to respond to on-call and emergency maintenance needs
- A positive, team-first attitude with a commitment to providing excellent resident service
Nice To Haves
- HVAC/EPA certification is preferred but not required for candidates with strong hands-on experience
Responsibilities
- Assist the Service Manager with the daily maintenance operations
- Help coordinate daily work orders, apartment make-readies, preventative maintenance, and technician workflow
- Perform advanced troubleshooting and repairs involving HVAC systems, appliances, electrical, plumbing, carpentry, drywall, and general building maintenance
- Lead by example while supporting and mentoring Maintenance Technicians to promote teamwork and operational excellence
- Assist with maintaining community grounds and ensuring the property meets Morgan's quality standards
- Help manage maintenance inventory, tools, equipment, and supplies
- Conduct inspections of vacant apartments, common areas, and building exteriors
- Support apartment turns while maintaining high-quality standards and meeting occupancy goals
- Assist with snow removal, weather-related events, and emergency maintenance
- Participate in a rotating 24-hour on-call schedule
- Complete additional projects and responsibilities assigned by the Service Manager
