About The Position

QuadReal is seeking a motivated and bilingual Assistant Property Manager to join its Montréal team. Working closely with the Property Manager and Operations Manager, you will support the day-to-day management of two landmark commercial properties, taking hands-on ownership of tenant relations, lease administration, financial oversight, and building operations. This role is ideal for a detail-oriented professional with 2–3 years of commercial property management experience who is ready to take on meaningful responsibility within a high-performing team.

Requirements

  • 2–3 years or more of experience in a commercial or retail property management role
  • Bachelor’s degree or diploma in Real Estate, Business Administration, or a related field
  • Fully bilingual in French and English (written and spoken) — required
  • Proficiency in Yardi or equivalent property management software; working knowledge of Microsoft Office Suite
  • Solid understanding of financial concepts: budgeting, accounts receivable, variance reporting
  • Strong organizational skills, attention to detail, and ability to manage competing priorities
  • Excellent interpersonal and communication skills; professional, attitude focused on client service

  • Experience with mixed-use or large-format retail assets is an asset

Responsibilities

  • Serve as a primary point of contact for tenant inquiries, service requests, complaints, and conflict resolution in both French and English
  • Renew commercial leases and support new tenant onboarding, including move-in and move-out coordination
  • Build and maintain strong relationships with retail and commercial tenants
  • Manage tenant communications and ensure timely follow-up on all requests
  • Maintain accurate tenant files, records, and compliance documentation
  • Support rent collection and follow up on tenant arrears
  • Prepare and monitor operating budgets and control expenditures to optimize profitability
  • Produce financial reports and assist in preparing monthly operating reports and budget variance analyses
  • Process invoices, purchase orders, and accounts payable per QuadReal procedures
  • Maintain accurate records in Yardi
  • Under the supervision of the Operations Manager, oversee building maintenance and repairs
  • Manage requisitions, contract approvals, and service agreements with vendors (maintenance, security, cleaning)
  • Assist in planning major and minor works and renovations
  • Conduct regular property inspections and follow up on deficiencies
  • Ensure compliance with health and safety standards and coordinate with QuadReal’s facilities and engineering teams
  • Ensure compliance with lease obligations, municipal bylaws, and health & safety regulations
  • Manage insurance documentation and maintain up-to-date tenant and contract files
  • Support ESG and sustainability initiatives aligned with QuadReal’s corporate commitments
  • Support the Property Manager in monitoring space occupancy and following up on leasing activity
  • Assist in preparing market summaries, benchmarking data, and briefing materials to support property decisions
  • Support special projects related to redevelopment, leasing, or asset repositioning as directed
  • Other related tasks as required
