About The Position

Discovery Land Company is seeking a full-time, year-round Assistant Project Manager to join the Development & Construction Department at Silo Ridge Field Club in Amenia, New York. This role is responsible for assisting in the project management of all assigned residential construction projects, contributing to the creation of the Discovery Land Company experience for members and employees. The Assistant Project Manager will play a key role in managing various aspects of the construction process, from initial bidding to project completion, ensuring quality, budget adherence, and client satisfaction.

Requirements

  • Bachelor’s degree in a field applicable to the position and applicable work experience.
  • At least 5 years of work history applicable to the position.
  • OSHA 30 experience.
  • Familiarity with the phases of horizontal construction, especially residential.
  • Familiarity with CSI cost-code divisions.
  • Experience working both independently and in a team-oriented, collaborative environment.
  • Ability to conform to shifting priorities, demands, and timelines.
  • Ability to listen and respond to multiple players, providing feedback and recommendations.
  • Must conduct business in a professional and ethical manner.
  • Positive attitude, professional demeanor, and exceptional communication and interpersonal skills.
  • Ability to work in a team environment.
  • Ability to stay calm and focused during the busiest of times.

Nice To Haves

  • Construction Management certification preferred.
  • Procore Certification preferred.
  • Strong preference for candidates with luxury residential construction experience; commercial experience and process management also preferred.
  • Competency or familiarity with Sage Timberline.
  • Competency with Word, Excel, Publisher, Project, Vizio.
  • Additional languages preferred.

Responsibilities

  • Assist in the project management of assigned projects, including estimating, bidding, buyout, budget management, cost control, and profit/loss analysis.
  • Take the lead on construction management software (Procore) for the entire build cycle, ensuring data quality and reinforcing superintendent use.
  • Maintain project budgets and schedules as provided by the project manager.
  • Regularly use construction management software to manage projects, including Budgets, Change Events and Change Orders, Meetings, RFI’s, Submittals, Observations and Inspections, Reporting, and Punch List.
  • Support and assume management of weekly meetings with project stakeholders, including OAC Meetings, Executive reporting, Design coordination, Foreman and Subcontractor meetings, Safety Talks, and Monthly PM reviews.
  • Assist in the establishment and maintenance of Procurement Logs, and manage buyout, lead-time, delivery, and installation schedules.
  • Track project milestone schedules and delivery dates for all assigned projects.
  • Coach, mentor, motivate, and supervise project team members and contractors, influencing them to take positive action and accountability.
  • Review and drive site cleanliness, jobsite material management, laydown yards, and traffic flow.
  • Perform field inspections to ensure quality control based on design intent and plans.
  • Perform daily field safety walks and observations.
  • Review and/or draft subcontractor scopes of work for project management review.
  • Review and read all construction documents and work towards a comprehensive understanding of all trades and plan notations.
  • Perform take-offs and assist in the direct procurement of material as assigned.
  • Analyze subcontractor proposals for conformance with the plan set and design criteria.
  • Work directly with design consultants to manage deliverables.
  • Delegate to other project management staff to support assigned projects (e.g., Submittals, Payment Applications, Transmittals, Change Orders).
  • Pivot to new projects and work in a fast-paced environment.
